As a licensed Realtor who also happens to be a State of Florida Certified Residential Builder and Home Designer I have a unique perspective on helping buyers find homes they can love, but also helping clients that want to find a lot or land to build their dream home on. Unfortunately as a Home Designer I have met with a few potential design clients over the past year or two that had already purchased their land, but were not fully educated about all the issues that need to be understood depending on what and where you want to build. There are three major issues that I have had to heartbreakingly explain to folks that wanted to design and build their dream home.

First, if you are considering a beach or piling home, you absolutely must insist or pay for a geotechnical survey before you purchase to understand the load bearing capacity of the soils. That information tells the designer and the engineer how many and how deep the pilings are required for the build. I have designed houses that had to have pilings anywhere from 18' deep, up to 60' deep. The cost differential can be astronomical. At 18' to 30' you can use wood pilings and they will likely cost around $30,000 just for the pilings. Beyond that depth the price starts to escalate. At a certain depth wood is no longer and option, and you must go to concrete pilings. When you need a 60' embedment depth with pilings that will be 12' out of the ground that is 72'. Those could cost anywhere from $120,000 to $150,000 and totally blow up the build budget. Of course there are helical piles that can be used, but those come with their own challenges.

Second you need to ensure that you are not buying a property that is predominantly in a wetlands zone. If part of the lot is dry, and part not it can dramatically change your design choices. If you have to mitigate the wetlands to build, once again you are adding a lot of cost to the build that you may not have considered. The old jokes about swamp land in Florida are not as funny as people make them out when it happens to you.

The last thing that I will mention is understanding the utilities that will supply your property. In particular, I and some other builders that I work with as a designer, have run into issues with sewer taps. If you know there is no sewer, and you plan on a septic system then there is no big deal. The cost can be calculated rather easily. However, if there is a sewer main on the road or street your lot is located on, you really need to ensure that there is a tap for your lot already on the property. Many times it is easy. There will be a 4" green pipe sticking out of the ground that is the actually lateral feed down to the tap. If you can't easily locate it, then start asking questions. In areas like Perdido Key, Pensacola Beach, Navarre Beach, and parts of Gulf Breeze the water table is extremely high, and only a few feet under the surface. I have personally dug mailbox post holes on Navarre Beach and hit water. The issue with that is that if you have to have a sewer tap and lateral installed by a professional it is not simple. They have to bring in what is known as a well point system to pump water out of the ground before, and while they dig down to the sewer main. This is long and expensive process. Costs can run from $25,000 to much more depending on how deep the sewer main is in the ground. The sad thing is it is hard to know the cost when you start digging.

I truly enjoy helping people with the purchase of their land, and I try to do everything in my skill set to help them avoid pitfalls. If you are someone you know is considering purchasing a lot or a house on the beach or near salt water I would really appreciate a referral, as I believe I can help them understand everything they need to know about building, but also how well a beach house is constructed. There are a lot of things to consider.
