Real estate agents have facilitated sales using “reverse offers,” which is the seller’s proactive action of revisiting a buyer whose initial offer they had previously rejected and proposing that they would now entertain a lower price.

While competition for houses remains fierce, the condo market is quieter. Buyers are still priced out due to elevated borrowing costs.

Canadian Housing Update | May 2024

National home sales dipped 0.6% month-over-month, remaining below the 10-year average. New listings ticked up 0.4%, leading to more homes available for sale across most markets.

The MLS® Home Price Index dipped 0.2% from April and was down 2.4% year-over-year. The national average home price was $699,117, down 4% from May 2023.

While May was relatively quiet, the Bank of Canada's recent rate cut is expected to bring pent-up buyer demand back into the market. With more homes to choose from and lower interest rates, now could be an opportune time for buyers.
