Finished deck job.
All pressure treated decking with picture framed perimeter and perpendicular center board to eliminate deck board seams.
White Westbury aluminum balustrade with 1-1/2” thick white composite cocktail board.
White composite facia and risers.

This job went really well and turned out great.

Just finished this partial first floor remodel.
Got a call from a friend at a stair company I used to work for that he was under contract to replace the old stairs.
The client was in need of other services so I was recommended.

As much as I would have loved to have installed the new custom stairs, that part of the project wasn’t my contract.

Demo of 2nd floor carpet, demo of both sets of stairs, fairly significant framing changes to accommodate the new stairs on both the 1st floor and the basement, demo and replacement of foyer tile and trim, replacement of light fixtures, all new paint in several areas of the house and a few other misc things is what I was responsible for.

It turned out really nice.

Here’s the finished pics of the walnut cabinet.

The actual cabinet box and the shelves are made with cabinet grade walnut veneered plywood on both sides.

The top and sides are made from old (walnut) floor boards from a barn in Indiana where my client grew up as a kid.
I planed those down just enough to leave some old barn character on them. Then they were edged and pocket screwed together to create the panels.

The original door frames were pine so I made new walnut frames, which required me removing the 100+ year old leaded glass.
It took me 9 hours to clean the glass and lead to the stage it is currently.

All the wood has a clear lacquer finish.
The hinges are updated “soft close”.
The k***s are the original 100+ year old k***s.

This was a rather stressful build, but well worth it. These pictures do not do it justice.
THIS PIECE IS STUNNING!!

And most important…..my client loves it. 👍🏼

Progress for the day.
New pressure treated plate
New rim joist
New bottom plate of wall and a few new studs sistered along side the studs that are rotted.

Tomorrow we hope to have the rest of this wall completed. The window will be getting eliminated altogether and the corner of the house will need all new studs. Aside from that it’s just new insulation and weatherlogic sheathing.

I’ll try posting the “stitched” video of last years work tomorrow.

In theses pics you can see a floor joist that is about 4” inside the rim joist. That joist literally saved the corner of the house from collapsing at least 2”. We were able to cut the rotten floor plywood off flush with that interior joist and just pad the top of the new rim joist with new plywood for the new bottom plate of the wall to sit on. Blocks attached to the interior joist took the weight of the new plywood strip on the inside.

Technically NOT our next project, but I’m waiting for material and permits to come through on the actual next project so we are going to be at this job while in a holding pattern.

Here are the finished pictures of the deck.

The finished product is all trex composite for deck boards and beam and post wraps.

The balustrade is Westbury black aluminum with 4” x 4” newel posts and square balusters.

This job was a test in patience and NOT because of my client. He was about as chill as a client could be. Just a really nice, down to earth guy. From beginning to end it was 2 months long. Actual days on the job site was 31. I told my client to expect 6 weeks.

We were on a basement job for a week in the middle of this job waiting for the rough framing inspection, on vacation for a week, had a few sick days, had 2 weeks of half days due to extreme heat, had 5 rain days and architect & material issues to deal with during this project.

My client bought the material, it was NOT part of my quote. We also decided it would be best for his own concrete guys to cut out the cement and drill the pier holes since the custom stamped patio was already poured prior to the deck build. I laid out all the holes, but they cut, drilled and poured the concrete. So if you’re wondering about the concrete color at the base of the posts not being the same, I don’t have an answer for you.
Material, concrete crew and my labor has this at around $80k +/-

If you have any questions as to why I did certain things the way I did I would be happy to answer those questions, but please keep in mind this is the #1 reason…….
Options were given, decisions were made, contract was signed.
