Making progress on Carr St. Framing is complete, roof decking is up, windows are going in, house wrap is on and board and batten siding is going up, decks are being built… wow there is a lot going on! The interior may look like a bunch of sticks but the rooms are now laid out and one can get a better feel for the room size and layout. Loving the vaulted ceiling in the owner’s bath. How gorgeous is the vaulted ceiling in the bonus space above the garage, which the lucky home buyer will have the option of finishing it out (plumbed for a kitchen/bath)… perfect separate living space for family or friends. My goodness check out the views from the 3rd floor… now that’s a money shot!

Final stretches of the last phase of construction. This is where it all starts coming together and the design choices start coming to life.
Cabinets have been set, countertops (combo of quartz, butcher block, and granite) are in place, cabinet & door hardware going on, last coats of interior paint, flooring is down, and lighting is being installed as well as the visible plumbing such as faucets, and showerheads, mirrors and shower doors, and the start of exterior landscaping. The builder is right on schedule, when the month of May ends, so does this project. House will get its final clean, the builder gets the C.O, and then it’s off to close.

Is this not the dreamest sink for a mudroom or laundry room. These vintage concrete and soapstone sinks are making comeback though, not many of these original utility sinks can be found. Most were broken up to be removed, after all, they weighed close to 300 pounds. My grandmother had one of these beauties in the basement, and sitting next to it was a wringer washer.

Update, Single Family Homes. Congratulations to the Builder, he is now under contract on home #1! Construction Phase 4, Drywall and exterior finishes. The interior of the house really starts to take shape as drywall is hung and finished and exterior stonework goes up.
The builder is under contract with 3-4 months left in the build process. There are still a few final finish choices to be made, such as fireplace (Venetian plaster or tile), interior paint colors, stair railings, stain color for hardwood floors, and countertops. Buyers loved all the finishes the design team selected up to this point and are extremely excited to be making the final finish selections on their own, to personalize their new home.
Next up, Phase 5, Interior finishes. Cabinets, lighting, sinks, visible plumbing, tilework, countertops, flooring, trim work, and more.

House # 2 is moving right along, and available to purchase. ETA 8 months out.

Resisting the urge to over-consume and cutting down on clutter will always be in style. And buy smarter, not harder is a great mantra to keep in mind as we forge ahead into a new year.

Building is progressing nicely at the site. There are many steps in building a new construction home, each one as important as the other. The first stage is the 3 F’s, footings, foundation, and framing.
I’ll skip over the footings and foundation and get to the framing as it can be on the most exciting part of the process because all the building plans are finally taking shape, and you can start to “see” how the will look and get feel for the . Framing is the stage where the walls, roof trusses, and decking are installed. This stage also includes the windows, exterior doors, and shingles. Framing generally takes one to two months to complete.
