ArtCraft Homes LLC
Restoring L.A.'s vintage neighborhoods. Developing creative, sustainable and affordable homes for the discriminating buyer.
How did you spend your weekend? We spent ours pouring 1,200sf of concrete around a pool and patio on one of the most inaccessible sites on a Bel Air mountaintop that we've ever seen. A convoy of concrete trucks had to BACK UP one at a time a quarter mile from Stone Canyon Road - backwards! - up a narrow single-lane street lined with $100K+ luxury cars, then up a steep, narrow, winding driveway. Then we had to run a few hundred feet of high-pressure concrete hoses around the house and down the hill to the patio and pool. Took three days - but the end result? Beautiful! Next-up - tile and plaster the 70 year-old pool. Just another day in the life of ArtCraft Home Services.
We're very pleased with the results of this project for a client in Silverlake. All-new cedar siding to replicate the original, new vintage-style wood sash windows and French doors, a restored architectural-salvage vintage front door, new Ipe wrap-around deck and a vintage railing design of ours. I'd like to think it's better than new!
This is what neighborhood transformation and place-making is all about. Exactly 2 years ago this month, ArtCraft Homes found this warehouse/former furniture refinisher on a barren stretch of Jefferson Boulevard, led the acquisition, planning, rehab, and leasing and today it is Highly Likely, a thriving cafe and neighborhood gathering place. At 10:30 on a Monday morning, there wasn't a seat to be had. Well done to Alex and Chelsea Matthews who masterminded it along with the team behind Cafe Gratitude. We at ArtCraft Homes couldn't be prouder as "Farmdale Crossing" comes to fruition. Watch this space for more to come!

Very proud that our vision for Jefferson Boulevard is coming to fruition, and welcome to our first restaurant tenant. More to come!
Another client project is taking shape in Bel Air, the restoration of an historic house by starchitect Paul Laszlo with a respectful but fabulous addition by L.A. architect Kurt Krueger. Laszlo would be very pleased!
The first restaurant in our Farmdale Crossing district is opening next week! Congrats to our great new tenants!
Mid City Big Life Covering Mid City, West Adams, Jefferson Park and the surrounding neighborhoods. Run by real estate
ArtCraft Home Services just finished a little clean-up job in Highland Park job for some wonderful clients who are going to rent it out. All new kitchen and bath, new windows, electrical & plumbing, and a slap of paint. Anyone looking for a cool 2 bed bungalow steps from Cafe de Leche?
The word is out! The "Eat" in our rendering have announced themselves... https://la.eater.com/2017/10/11/16459274/west-adams-highly-likely-cafe-jefferson-cafe-gratitude-coming
Just completed a re-siding and paint job for a client in Jefferson Park. All-new siding and trim replacing exactly what was there before, but now properly installed with moisture barrier and insulation (and sans termites!) Must share credit with the client for selecting the final paint colors (from ArtCraft's familiar palette of greens and taupes) and the idea of the unpainted cedar shakes in the gables. It was a true team effort and we're rather pleased with the results.
This has to be the most fun job on the crew when pouring new concrete floors at one of ArtCraft Homes' commercial projects in West Adams. In just a few months this will be 1,600sf of street-front restaurant and nearly 10,000sf of creative office. Already leased!
Underway at ArtCraft Development.
ArtCraft Homes isn't just homes - here's a concept for one of our commercial projects. Adaptive reuse of an existing historic building combined with new infill construction for office and retail with market and dining. Coming soon!
Trying to sandblast stubborn plaster off the walls of one of our warehouse rehabs (soon to be a cool new restaurant). Not coming off easily, but the effort is resulting in a pretty cool effect.
Timmmm-BER! Another warehouse transformation is underway! This one will be an office and restaurant. Welcome to our new restaurant tenant who should be serving this West Adams neighborhood with breakfast, lunch, dinner and coffee, beer & wine before the year's out.
Congratulations to our tenant on the celebration of their new office! Nice to know they know how to throw a good party. (And all the rumors I heard in the crowd about a new restaurant coming in next door are true! That's our next tenant.)
ArtCraft Home Services just completed a gut-to-the-studs remodel for a wonderful client in Atwater Village. Great client! Great team! Everything went like clockwork and just 4 short months after swinging the first hammer, they have a beautiful new home. Love these kinds of jobs.
Congrats and thanks to our friend, realtor Natalie Neith for touring our local NPR station around LA's hottest neighborhood. It's local residents like Natalie that make West Adams such a great place.
LA's housing market has made West Adams hot Five years ago, bungalows might have gone for $300,000. Now, they're at least $650,000.
We knew West Adams was L.A.'s best neighborhood (Curbed LA 2015), but now it's rated one of the hottest markets in the country! We're not surprised.
West Adams is one of the most competitive homebuying markets in the U.S. Ranked ninth in the nation and the only LA neighborhood on the list.
Congratulations to Leimert Park for being voted L.A.'s Best Neighborhood - adjacent to last year's winner West Adams - both favorites of ours. ArtCraft Development looks forward to providing our neighbors in West Adams, Jefferson Park and Leimert Park with exciting new choices for office, retail, dining and more!
The 2016 Curbed Cup winner is…Leimert Park! The historic South LA neighborhood claims the imaginary trophy.
In the development pipeline at ArtCraft Homes - adaptive reuse of West Adams' Action Sheet Metal buildings into a mixed-use office and restaurant. (Would love to find a restaurant operator who will retain the name "Action Sheet Metal"! Wouldn't you eat there?) Coming mid-2017.
Next up from ArtCraft Homes - mixed-use office and dining in West Adams. Coming early 2017!
Newly completed! ArtCraft Development is proud to present our first commercial project. Adaptive reuse of a neglected industrial warehouse in West Adams into a vibrant creative office. Leased before completion to a post-production company with 25 employees, steps from the new Expo light rail line. Watch this space for more to follow.
This is the first item our new tenant moved into his newly renovated creative office space. Gotta love it!
The press is finally catching up with what ArtCraft Homes and our buyers have known for many years - West Adams and Jefferson Park are HOT! http://www.latimes.com/business/la-fi-jefferson-park-flips-20160831-snap-story.html
Home prices soar near USC as flippers and developers rush to 'one of the best neighborhoods left' In October, a Newport Beach investor purchased a run-down 109-year-old Craftsman home on 30th Street in the South Los Angeles neighborhood of Jefferson Park.
Mezzanines and skylights in, we're getting closer every day.
Next up for ArtCraft Homes - turning this... into that!
One giant step forward - floors poured, ceilings sandblasted, starting steel work on the mezzanines. ArtCraft's first commercial space will be ready for occupancy in September!
Ready to pour the new concrete floors in ArtCraft Homes' first warehouse project. Soon to be office space.
