Negotiation Leverage: Understanding any issues in person can strengthen your position in negotiations, whether it’s for repairs or price adjustments.

Even if you can’t make it, we’ll provide a thorough report with photos, descriptions, and recommendations. But if you’re looking to get the most out of your inspection, being there in person as the inspector wraps up can make a world of difference.

How Does Daylight Savings Affect Home Inspections?
Now that we "fell back" an hour, we lose daylight sooner! This means home inspections need to be scheduled earlier in the day, so we can inspect with enough sunlight to see the interior and exterior of the home clearly.

Our inspections are thorough, covering 300+ items inside and outside of the home, but we often get questions about what's NOT included in the inspection:
1. We can't move furniture—If large items block access to panels or attics, we can’t inspect them. We need clear access! 🛋️
2. Utilities off? Without water, gas, or electricity, we can’t test systems like HVAC or plumbing. Be sure everything is on! 💧🔌
3. Specialized inspections—Pests, mold, or radon require separate equipment and testing. 🦠
3. Chimneys, pools, and septic systems—These require additional training and certifications to fully evaluate. 🏠
4. Code compliance checks—We don’t inspect homes for compliance with local building codes. That’s handled by city or county inspectors! 🚧
5. We don't invade your space—We only inspect what’s visible and accessible, so no opening walls or ceilings. 🔨
