There has been a lot in the media about vacation rental fees but what is not mentioned are the hotel resort and parking fees which can add up to an extra $50 or more per day. At our vacation rental, Villa Del Sol in Hollywood Florida we do not charge cleaning fees. We also have a full kitchen saving you hundreds of dollars in comparison to dining out. At a hotel you may get a breakfast but other than that you have to each out at a restaurant. When you total up the costs of hotel fees coupled with the cost of having to dine out everyday, a vacation rental is less expensive. How to handle an issue or complaint with the owner or management company of your vacation rental. Let's be honest no home is perfect and things will come up. Before checking into your vacation rental understand the rules and expectations of the owner. Also if it is not specifically stated in the rental agreement ask the owner if a problem arises how would they like to be contacted.
Once you arrive at your rental inspect the home and notify the owner if something is broken or not working properly. A responsible owner can address the issue and if possible repair or replace the item. But not all guests will tell an owner right away and will wait to and write a bad review. The problem is the owner cannot fix anything they are not aware. Be forthcoming and honest at the onset rather than waiting until after your stay to communicate an issue. A responsible owner wants to provide a great guest experience. Writing a bad review after the fact only looks bad for the owner and the guest. Reviews can make and break a vacation rental business so be respectful and give the owner the opportunity to resolve your issue.
Tips on communication and whether a home is a good fit for you and your guests. Once you have selected a property that meets your needs it is important to communicate with the manager/owner. Regardless of the platform the contact person is listed with their contact information. There is usually a section on the bigger platforms that tell you that persons response rate. If the response rate is 1 or more days that could be a good indicator that they are not very responsive. So give it a test run. Reach out to the manager/owner with a question and see how long it takes for them to respond. Remember they are also the point of contact once you are in the home. So if they are not responsive from the onset how will they respond in an emergency?

In my last post I discussed the importance of reading the house rules before booking your next vacation rental. Today I would like to discuss the importance of communication with the host/manager. Again it is important to read the reviews given by other guests. If you notice that a review mentions that a guest could not get a hold of a host/manager there could be a problem. What is the difference between a host and a manger?
A manager is the person who would be your contact person from booking to questions or issues. A manager is usually paid a percentage of a booking. They could be an individual or work with a management company. A host is the actual home owner. We had a manager for a brief time and found that he did things his way and not necessarily to provide a great guest experience. I as the owner have a vested interest not only in the care of my home but also in the guest experience. I think that when you deal directly with an owner directly you get a better experience. I want my guests to have a memorable experience so I go above and beyond. Creating custom recommendation lists for activities and restaurants. Tomorrow I will go into more detail about red flags when booking a property and more on the difference between a manager and host.

It does not matter what platform you use to search for your next home rental the concepts are the same. The idea is to have a compatible fit for the guest and the host.
Guests typically search for homes based upon location, amenities and of course price. The next step is reading the reviews, look at videos and pictures. But one of the most important aspects guests do not review are the house rules, yet it is one of the single most important details of choosing one home over the other.
What are the house rules and why do the matter?
House rules could be implemented for several reasons. Some of the reasons include mandates of local laws and ordinances or safety issues. Most communities across the country now have very specific licensing and regulatory laws governing vacation rentals. So as a guest it is important to understand what those restrictions are. In most cases the house rules are not governed by the host but by the City, County and or State in which the property is located. So guests need to be cognizant of the house rules so they are not disappointed once they arrive at the rental.
So let's take an example. A house rule is that no parties are allowed. A guest is having her bachelorette party. She books the vacation rental without reading the house rules. The girls are celebrating in the backyard, playing loud music, they have 5 cars parked in the yard and are partying well into the early morning. Neighbors call the police. The police call the host. The host receives citations for several violations. The end result the guests are very unhappy. The host now has to pay fines and depending on the jurisdiction could be close to losing their vacation rental license. In short, it is important to understand the house rules before booking your next vacation rental. Hosts want you to have the best vacation experience.
