It’s time for the latest Phoenix Real Estate Market Report from The Cromford Report!

Now is a great time for buyers who lost out in our super hot housing market last year. We’re heading into a buyer’s market, which means buyers can take a little more time to make decisions and negotiate concessions from the seller to pay for closing costs and rate buydowns. This window of opportunity may prove to be closed before you know it as it appears rates are on their way back down. Once that happens—along with end of the seasonal lull in buyer activity—buyers will be back and there will be more competition for homes.

For sellers, even though the fourth quarter isn’t the busiest time for buyers, the advantage is to sell while other sellers are sitting out. Buyers who are looking during the holidays generally need to buy and are more serious about finding a house before the new year starts.

Higher rates are causing the Phoenix real estate market to shift away from a seller’s market to a balanced market, and in some cities we’ve entered a modest buyer’s market. What does that mean in practical terms?

• Buyers have more choice as inventory levels rise.

•Buyers are buying down interest rates with money from the seller.

•Sellers need to make sure their homes are in good repair and show well.

•Sellers should be more patient as it takes longer to find a buyer.

•Sellers should be prepared to contribute to buyers’ closing costs for rate buy-downs.

•Sellers should be open to funding rate buy-downs.

Lenders are also coming out with some creative products to help take the sting out of rising rates, and many expect that today’s buyers will have an opportunity to refinance at a lower rate in the next couple of years.

Despite an increase in the frequency of price reductions, prices have been holding steady with no significant decrease on the horizon.
