August sipped away like a bottle of wine!

Highlights this month included celebrating our 21st anniversary, and a stopover in Lake Como on our way to Türkiye for our annual trip to visit family and friends.

I'm so grateful to my team who kept our business running while I enjoyed some time off.

It's been fun and fulfilling and I'm now looking forward to getting back to the routine of school and work in just a couple of days!

Three things no one tells you about living in New York City👇🏼

Because I grew up in Istanbul and moved to NYC as a young professional, there are a few things I had to learn about living here.

So today, I’m giving it to you straight!

1. The city is SO easy to get around. You can walk to almost everything you need and when you can’t, the MTA can take you literally everywhere. I rely on the subway most of the time, but the bus system is also excellent. There’s no need to ever sit in cross-town traffic!

2. Everyone says that New Yorkers keep to themselves...but that is not always true! People are certainly busy and often on the go, but as a transplant I’ve been incredibly blessed to meet amazing friends and a wonderful community here. It might take some time, but you can find your tribe here and your neighbors usually look out for each other.

3. It’s not all high rises in NYC! Among the skyscrapers that NYC is known for, there are plenty of townhomes, walk-ups, pre-war buildings, and even some single-family homes with so much history and character. Inventory is low right now so if you have a specific type of home in mind, it might take time to find it, but there is truly something for everyone in Manhattan.

We’ve been waiting all year to hear this!

Mortgage rates have fallen to their lowest level in more than a year - great news for prospective home buyers and sellers in a relatively slow real estate market.

For buyers, lower rates mean decreased monthly payments, which can make your dream home more affordable. You might even qualify for a larger loan, giving you more options in your home search.

For sellers, lower rates can increase demand, as more buyers can afford to enter the market. This can lead to more offers and a quicker sale at a better price.

Summer isn't over! There's still plenty of time to enjoy one of our favorite perks of summertime in the Hamptons - waterfront dining 🌊

The beautiful scenery and fabulous food at Cowfish Hampton Bays are a must for us every summer.

Try the Cowfish Lobster Roll, Block Island swordfish or the perfectly grilled burger. They have great happy hour specials on weekdays if you can sneak away from work early! The outdoor bar is fun, festive and perfect for meeting up with friends. We love going for live music on Fridays from 7:00 pm - 10:00 pm.

Oh - and I saved the best tip for last. Every Wednesday is Wine Down Wednesday, and you can enjoy 50% off one bottle of wine with the purchase of any two entrées.

This is for all the New Yorkers who are curious about whether now is the right time to buy or sell.

The truth is that you can’t “time the market” but I am a firm believer that there are pros and cons to every season in real estate.

There is no *bad* choice if you’re ready to go from renting to buying, or if your home is no longer serving you and you’re ready for a new one.

But knowledge is power, so here’s your Manhattan July market update:

- 909 contracts were signed in July. While that’s slightly lower than June, it’s higher than the historical average of 906 for July. This is the first time we beat the historical average this year!

- $1,275,000 is the median home sale price, up by 6.3 % over June and 15.9% year over year.

- 190 is the average number of days on the market; about 2% higher than in June and 12% higher than last year.

- Negotiability has been steady at 7% month over month and year over year.

- Downtown, which excludes FiDi and BPC, remains the perennial favorite with 1/4 of all contracts signed in that submarket, followed by Midtown East which continues to be a value play for many.

For serious buyers, August is the perfect month for a move. With fewer buyers to compete against and some sellers getting anxious, great deals can be had! And with rates at their lowest since May 2023, this August may be an even more perfect time than others!

There are some changes coming to the real estate industry and I want you to hear them from me👇🏼

Starting August 17, two new practices are being implemented by the National Association of Realtors (NAR) following a lawsuit settlement earlier this year.

1) In order to hire a real estate agent to represent you, home buyers will need to sign a Buyer Representation Agreement while searching for and purchasing a property. The agreement will provide you with clear expectations of what services your agent will provide and how they will be compensated.

2) Buyer’s agent compensation can no longer be advertised on the MLS, but will be negotiated on the phone, over email or through in-person conversations with the listing agent.

My goal is always to provide my clients with the highest level of service, thorough attention to detail, integrity and transparency. While rules and regulations change all the time, you can always count on my team and me to provide the same exceptional service that we always have to buyers and sellers.

Can you believe I almost didn't choose real estate as a career?

Before I became a real estate agent, I was a software engineer and systems analyst, a career path that formed my critical thinking and analytical mindset. Later I turned to importing handmade home goods, where I sharpened my talent for working with parties on both sides of a transaction.

It wasn't until I met our sales associate at the Grand Central holiday market where we were selling our home goods for the month of December that I considered a career in real estate. She had recently gotten her license, and she encouraged me to do the same because I was so good with our customers and felt a pull toward client service. When I told my husband, he reminded me of our years in Boston and how I used to love checking out open houses. So I took the course, passed my test and the rest is history!

Just curious - have you ever considered working in real estate?

I won't pretend it's an easy time to be an agent (if it were easy, everyone would do it, right!?). But, after 18 years in this industry, I can't imagine doing anything else!

Every home has a story and this one is special.

My friend contacted me over two years ago when she first decided to part ways with her parents' home where she grew up.

She had lost both her parents back-to-back like I did, so our stories were similar in that sense.

A situation like this is so delicate because what's special to us due to a memory may be a distraction to selling the home. I tried to be sensitive to that and in the end, my client did a great job honoring the memories of the home and preparing it to appeal to today's modern buyer.

And it was no easy task!

It took her about 1 1/2 years to go through the home to declutter, donate, and organize. We kept in touch along the way and when she was ready, I offered her ideas to help her prepare the home for sale. The home was well-loved and needed some updates, like changing out the wall-to-wall carpeting for brand new flooring and having the apartment freshly painted.

The unfortunate thing was interest rates more than doubled since she first reached out to me and the market conditions had changed considerably as a result. So we had to be patient and wait for the right buyer to appreciate this home for everything it is: spacious, full of natural light, and with river views from the XL private balcony. What's not to love?

Thank you to Brian Earley () for bringing the wonderful buyer! We hope the new owners love their home as much as the previous family did.

I am so grateful to my client and friend's trust during this journey and period of transition in her life.

Selling and buying is emotional. Work with someone who appreciates that fact and handles every transaction with care and compassion.

Does this surprise you?

In April 2024, buyers paid entirely in cash for 64% of the homes sold in Manhattan. In contrast, cash buyers accounted for 39% of April sales in other large U.S. metro areas.

And cash offers are not just for the mega-wealthy!

Manhattan’s cash buyers worked in health care, tech, fashion and the arts. Their ages spanned from the late 20s to the 80s and they’re using all sorts of strategies to buy their homes, including:

-Selling stock or a previous home.
-Leveraging gifts or inheritance from family.
-Spending years saving up to buy!

With mortgage interest rates lingering around 7%, home buyers who can make a cash offer may have an advantage in today’s market, but it’s certainly not the only way!

The # 1️⃣ thing I am most grateful for in my business right now might surprise you, so keep reading!

I'm so grateful for my clients who keep coming back to me no matter how long ago I might have helped them.

Just in the last week, I got two emails from two such clients.

One I had helped buy in 2021 now looking for an investment property and the other who bought with me in 2008, sold in 2019, and relocated out of NY. They now want to buy a pied a terre in the city and I'm so grateful she thought of me after 5+ years as their agent and reached out to me with this idea.

This real estate market is full of uncertainties, and even though I study the market trends, analyze property data, and keep on top of current events that impact local property values, I don't have a crystal ball! In this industry, you never know what's going to happen from one week to the next.

So that's why it's so important to me to celebrate every win, and every success story and have endless gratitude for my clients' trust, but also their loyalty and my team who always have my back.

Despite the news headlines that tout high mortgage rates and low housing inventory, Americans still believe in homeownership. According to a recent survey:

➡️ 83% of Americans consider homeownership an essential life milestone
➡️ 40% think about it at least once a week
➡️ 58% are prepared to spend less on non-essentials to save for a down payment
➡️ 45% would even consider a side hustle to earn extra income to achieve their goal

And why are people prioritizing home ownership?

➡️ Nearly 50% of Americans want a home for privacy reasons
➡️ 44% said they considered buying a home a good long-term investment
➡️ 33% said they wanted it as a place to make memories

National Ice Cream Day is Sunday and whether you'll be in the city or are heading out to the Hamptons, it's definitely an excuse to indulge!!

Here's where to go for a scoop, a sundae, or my family's favorite, a frozen yogurt.

In the city... Caffe Panna () in Gramercy has a daily rotating menu of ice cream flavors that people wrap around the block to stand in line for -- even in the winter! Morgenstern's Finest Ice Cream is a destination-worthy ice cream shop, with novel flavors like chocolate with Sichuan peppercorn, burnt honey vanilla, and durian banana.

You also can't miss the original Chinatown Ice Cream Factory, a family-run ice cream shop that specializes in flavors that are more common in Chinese cooking, like lychee, egg tart, black sesame, and red bean.

In the Hamptons... Buddha Berry in Southampton is your fro-yo go-to, Bridgehampton Candy Kitchen has been a favorite since 1925 (!!!) and Sip 'n Soda is a Southampton mainstay since 1958.

And no matter where you are, A La Mode Shoppe Ice Cream has locations in both NYC and East Hampton (and they ship nationwide via Goldbelly!). They're also great about food allergies, offering nut-free, egg-free, and sesame-free flavors.

Concrete jungle? That’s an urban legend. Among the high rises that NYC is known for are plenty of townhomes, walk-ups, vintage pre-war buildings, and even some single-family homes with loads of history and character.

Take it from someone who has lived in Istanbul, Boston, and Connecticut...you’re going to love it here.

Nationally, real estate peaks in June, but in NYC real estate may have peaked in May! When we look at inventory and the number of contracts signed, they were lower in June compared to May.

With inventory about 5% higher than a year ago, there’s reason to believe there will be plenty of opportunity this summer for serious buyers and sellers looking to make a deal.

Here’s the market at a glance:

- 8746 homes for sale.

- 938 contracts signed in June, 5.5% lower than in May and 4% lower year over year.

- $1,250,000 is the median home sale price which is up by .8% over May and 2.3% year over year.

- 180 is the average number of days on market. That’s a 10% improvement over May and 3.2% year over year.

There’s lots of talk of a buyer’s market...so where did buyers capitalize on the opportunity the most?

Midtown reaped the benefits with 49 contracts signed in June, which is twice as much as the historical average. The same thing is apparent when we look at the YTD number of contracts signed in the area, beating the historic average by 38%.

I'm not just opening doors!

Real estate, especially in a shifting and highly nuanced market, means wearing a lot of hats and keeping a lot of plates spinning for our clients.

There's even a list circulating of over 100 things a realtor does for a buyer client alone!

I'm not going to make you read that long list, but I am going share a little glimpse at what I've done recently to help my clients:

❇️Met contractors and cleaners, and oversaw work to prep an apartment for the market
❇️Scheduled a home inspection
❇️ Attended a final walk-through
❇️Prepped comparables ahead of meeting an appraiser
❇️Scheduled full day tours for my out-of-town clients while on vacation
❇️Met my friend and client for a celebratory lunch at The Odeon

TRUE OR FALSE: A seller can actually make an offer to a home buyer.

It's rare, but it happens!

There are a few scenarios where you, as a home seller, might make a proactive offer to a buyer:
1) In a buyer's market, where there are more homes for sale than there are buyers.
2) If you are highly motivated due to personal circumstances, like relocation for a job, financial difficulties, or a baby on the way.
3) When you know a prospective buyer personally, such as a neighbor, friend, or family member.

Even if you plan to make an offer to a buyer directly, there are several reasons why involving a real estate agent can be beneficial.

Your PTO is meant to be enjoyed! When I worked in corporate America as a software engineer and systems analyst, I always felt guilty taking my PTO.

Now, as a business owner, I know how important it is to recharge and avoid burning out.

So I planned your next long weekend for you!

As much as I love a good summer day in NYC, I also love to pile into the car and head to our home in Southampton.

If you're heading up for a long weekend, here's my ideal itinerary 👇🏼

Where to Stay: StayMarquis provides access to top-notch homes around the Hamptons.

What to Eat: A relaxed backyard BBQ is my favorite way to end a summer day. Why not pick up some fresh produce and meats from one of many gourmet stores and farmer's markets? Some of my favorites include Peconic Prime Meats, Round Swamp Farm East Hampton, NY, and Halsey Farm & Nursery Inc..

What to Do: A day at the beach is always a winner in my book. So is biking around the back streets of any of the villages, playing tennis, or an afternoon wine tasting accompanied by live music at Wolfferwine Estate Vineyard's () Wine Stand on Fridays and Saturdays.

Pro Tip: 27 can be a nightmare, esp. around Water Mill and Bridgehampton. Don't be afraid to wear off the main road and travel the back roads to your destination. The D-tour has so much beauty to offer!
