Situated in the Naples section of Long Beach this two story home features a stunning, private, double height interior courtyard. As you walk up the entry path, surrounded by a reflecting pool that goes into the courtyard, you are met with the 17 ft front door.
The home is framed out of wood and features smoothly plastered surfaces. It features 3 bedrooms and 3 bathrooms. It was designed for Edward Frank who owned Frank Brothers, one of the most important providers of modern furnishings in Southern California.

✨White Gates update✨Great news! The demolition application has been withdrawn to allow continued discussion on the home’s future.
The combination of national outreach to the City of Phoenix’s historic preservation office and a group of almost 20 neighbors signing a letter in favor of landmark designation have saved the house for now.
Hopefully the owner will do the right thing and restore the home or sell it to someone who will and move on. If they re-file a demolition request we will rally again.
The last few weeks of passionate support and engagement on White Gates not only have a chance to save it, but also protect future homes that deserve to be protected.

The iconic White Gates house built by Al Beadle in 1954 was sold 2/23/24 and a demolition permit has been filed with the City of Phoenix.
The last owner had owned the house since 2005 and despite saying she wanted to preserve and restore the home it sat neglected for 19 years and was sold to someone who wants to tear it down.
I personally spoke with the owner back at the end of 2020. I had a team to buy it and restore it. I connected with Ned Sawyer AIA about working together to restore the home as it was built originally. Ned worked hand it hand with Al Beadle for over 20 years. After our initial conversation the previous owner was non-responsive.

I was able to see one of my favorite houses in Palm Springs. The William Krisel designed butterfly roof in Twin Palms Estates🌴🌴. The house has been meticulously restored by the current owner in collaboration with Krisel himself. The curb appeal of the home, landscaping and vintage cars is unmatched.
The Aluminaire House by Albert Frey under construction at its new home in Palm Springs. Designed and built in 1931 the home made mostly of aluminum and glass was a case study initially shown at Grand Central Palace in New York City.
The International Style home was built with donated materials and assembled in just 10 days. Its new home in Palm Springs is perfect as Frey called it home for many years.

One of the great modernist homes in Palm Springs, CA is for sale for $8.75 million. The home, known as the Meyerman House, is perched on the mountain above downtown.
The original house designed by architect Hugh Kaptur was completed in 1958. In the 1980s architect Albert Frey was hired to renovate and expand the 1000 sqft home which he increased to 3000 sqft.
Incredible home with work from two of Palm Spring’s best mid-century architects.

This case study house is actually a design for 3 houses that were designed and built together. Through use of common materials and identical appliances and fixtures this was a pilot for a larger tract that was unfortunately never built.
The wood framed houses were built with 10 ft ceilings, window walls, and a family living/dining room space common in design today.

Barry Berkus

“The hand continues to move the idea.” – Barry Berkus
Barry Berkus was an American architect and author who designed over 600,000 houses during his career. He was also involved in urban planning and redevelopment projects in Malaysia, Disneyland Paris, Canada, and Japan, where he helped write new building codes and develop new towns. He won hundreds of design and planning awards, and was named the most innovative architect in U.S. housing and one of the most influential people in home building in the past 75 years.

Richard Rogers

“Architecture is measured against the past, you build in the present, and try to imagine the future." – Richard Rogers
Richard Rogers was a British-Italian architect and senior partner at Rogers Stirk Harbour + Partners. He was best known for his modernist and constructivist designs in high-tech architecture and was awarded the RIBA Gold Medal, the Thomas Jefferson Medal, the RIBA Stirling Prize, the Minerva Medal, and the 2007 Pritzker Prize. Rogers was an advocate for urban issues and sustainability, and served for several years as chair of the Greater London Authority panel for Architecture and Urbanism.
Famous Works: Pompidou Centre in Paris, the Lloyd's building and Millennium Dome in London, the Senedd building in Cardiff, World Trade Center Tower 3 in New York City, and the European Court of Human Rights building in Strasbourg.
The “Caprice” breeze block pattern first appeared in 1959. Not a pattern you see all that much and one of my favorites. This picture from, “Concrete Screen Block” is such a vibe.

Perched on a small hillside lot this L-Shaped, steel framed home wraps around a swimming pool and offers 240 degree views of Los Angeles. An iconic home featured in countless shows, movies and commercials.

Hanny's was built in 1947 and brought the international style to Phoenix. The building, designed by Royal Lescher and Leslie Mahoney, was a department store until 1986.
The building was then purchased by the City of Phoenix and was used to train firefighters until 2005 when it was aquired by real estate and restaurant mogul Karl Kopp. Many of the original design features are well preserved to this day. The current restaurant is well worth checking out. ✔️
Hugh Kaptur

Hugh Michael Kaptur is an American architect who has designed residential homes, apartment complexes, civic buildings, commercial office buildings and hotels in the Coachella Valley. He is considered a contemporary of William Cody, Donald Wexler, Richard Harrison and Howard Lapham, and has designed notable residences for Steve McQueen and William Holden, as well as municipal buildings in Palm Springs. Kaptur has been featured in a documentary film, Quiet Elegance, and was honored with a Palm Springs Walk of Stars in 2014.

This champagne tower 🥂🍾 completed in the early 1950’s at The Flamingo Hotel in Las Vegas is incredible. The 80 ft tower was designed by Pereira & Luckman. It lasted until the late 1960’s before it was torn down.

Mid Mod Phoenix was created to share the amazing architecture that is spread around the city and connect with those who have a similar passion and appreciation. Phoenix has mid century modern influence in almost every type of structure in the city due to the high amount of population growth and construction especially in the 1950’s and 1960’s.
As a mid century modern enthusiast, real estate professional and homeowner I have a deep appreciation and engagement. It is much more than just the architecture. Modernism is a mindset and a way of life.
