Updating vs updated?
What I mean by this, especially if you buy preowned is determining, can you live with its present updates – if it has any - until you make it your own? Updating can be expensive. With a new home, especially if you build from scratch, you can include the updates that you prefer. But they do come at an immediate cost. If you deviate from the builder’s standard designs, you are often required to put in a deposit on those changes. Be it preowned or new construction, have a plan as to how to make the home your own, if you wish to invest in any other updates. Be cautious as you can actually over update a property, making your appraisal unattainable as it is tied to the values of your subdivision.

You'll use this to store important documents on your house, like your deed, insurance, home warranty, proof of inspection, mortgage billing info, and more. Builder warranties vs residential service companies?
It’s not so much a contest as it is a comfort level. That is to say, with a new home, you will get much broader coverage, typically slab to roof for one year, extended mechanical warranties for things like the HVAC and roof. That seems to be the best warranty. But if you buy a preowned home, then RSC is a must. The coverage is not as extensive as a builder warranty, but the better ones cover major appliances, plumbing, HVAC and electrical, assuming those systems were working when you purchased the home. We as Realtors walk a fine line in recommending these products, but we can relay previous customers’ experiences. We just can’t make hard decisions like this for you. We encourage you to do the homework. It’s a tough navigation, and there’s no one RSC that does all. So, you should do extensive homework prior to making your choice.

New homes vs preowned homes?
Location Location Location. We all tend to want to move closer to our jobs. But living close to work can be some of the most expensive real estate in North Texas. Alternatively, the house for the most money is typically 30-45 minutes from most people’s jobs. So here you make a choice: the dream verse the drive. Finding a home in your price range closer to work usually achieves only about 80% of your wish list. Subsequently finding a home in your price range 30-45 minutes from your job can achieve up to 90% or more of your wish list. Remember, not only are you paying for a home, but you’re also paying for the dirt the home sits on. The closer to the city, the more expensive the dirt is. The further you are willing to live from major job centers, the more home you can get for your money. And often those homes further out are new or newer than those closer in.
