Incredibly insightful article with some compelling arguments made about the short-term outlook of multifamily investment properties. Values throughout the country have dropped drastically over the past year due to a construction boom bringing significantly more supply, combined with higher interest rates and operating expense costs.
Many seem to think that with the Fed planning to cut rates a few times in 2024, lower mortgage rates are not far off. However, some indicators point to a lower federal funds rate actually leading to a higher 10-year treasury yield, and therefore higher borrowing costs. Remember, the yield curve is currently inverted, which is not normal. (My personal opinion, for what it's worth, is that for the sake of the economy, and in particular inflation, the Fed should not cut rates much, if at all, in 2024)
Does anyone have a crystal ball? No, but this article should make any investor, especially conservative ones, really think about their investing strategy throughout 2024.
