Bob was almost to the reckoning day. A few years ago, Bob had taken out a 2nd mortgage that would mature the month after he gave us a call. This 2nd mortgage would require a lump sum payoff, and that was money he did not have liquid. Not only that, if he was to sell on the open market, he would have to come to closing with cash after paying the realtors and closing costs. Additionally, he would need to make multiple repairs to his home to allow a proper sale.
