What a great way to spend a Saturday morning getting into the holiday spirit with the folks from Pillar Real Estate Advisors.

Airbnb is under fire. This graph shows the sharp decline in the number of active Airbnbs in Philadelphia following the City’s recent crackdown and enforcement on the regulation requiring a hotel license for properties being operated as short-term rentals.

Most people knew this was coming, but many still tested the waters wondering: “how can the city afford to enforce that?”

Well, it’s happening and the list of cities regulating against Airbnbs and gearing up for enforcement is growing. Not just in the US, but in cities abroad including Paris, London, and Berlin.

Now, this isn’t a hit piece to say that Airbnb is dead…we don’t think so. However, the writing is on the wall in terms of which way the world is heading, so investors just need to tread carefully and treat data like gospel.

Destinations and places that offer unique locations and experiences will be best positioned to have runway into the future. For everything else, we’ll repeat what we told investors who were running to buy Airbnbs in 2020:

If it doesn’t underwrite based on long term rental, weigh the risks.

“A year ago, you really didn’t see concessions in the market,” Rent.com’s chief executive officer, Jon Ziglar, said in the report.

According to the US Census Bureau, more than 35% of households in the US are renting their homes. After enjoying aggressive year over year rent growth following the pandemic, the rental market is continuing to cool which is pushing landlords to offer concessions (in the way of 1-3 months free rent) in order to keep attracting new tenants and keep rents high on paper.

The issue mostly concerns higher-end properties and in areas where rents skyrocketed and therefore have more room to fall. However, we believe this issue will affect many landlords across the country, and notably those who have been operating with flaws in their business model.

One of the major issues we’ve noticed in recent years was operators buying turn-key assets and betting on aggressive rent growth to help make the financial case for their acquisitions, especially when raising money (syndicating) to do so.

As the music slows down and some of these operators are forced to sell assets to stay afloat, an issue to watch on the other end will be the risk of less savvy operators and syndicators buying assets based on paper rent rolls and not uncovering the concessions during due diligence.

All in all, these scenarios highlight the importance of developing a sound business plan that enables you to buy profitable investments but most importantly keep them. If it only works when the market is hot, there will eventually be a problem.

After almost two weeks of school closures, road closures, and helicopters and drones flying overhead, the edge is gone and things are feeling back to normal.

Also, hopefully they took that Eagles hoodie off him as soon as possible… Us Birds fans have enough of a bad reputation, we don’t need his help in that department…

The key is to make active income working your primary job or operating your primary business, and consistently use that active income to invest in assets that produce passive income and grow in value over time (appreciation).

As time goes on, your passive income from investments grows to the point where you have the peace of mind from no longer being dependent on trading time for money to generate active income to survive.

And that, is the definition of freedom.
