Today we want to wish a very happy 21-year work anniversary to Ben Bissell! Ben handles the bulk of our construction disbursing project inspections for Hillsboro Title. We appreciate his willingness to cover a lot of ground for us and take care of our disbursing clients. Ben always has such a positive attitude and will do whatever it takes to get the job done! We are very thankful for his continued loyalty to Hillsboro Title. Thanks for all you do, Ben!

Last week we had our ribbon cutting and open house for the new Hillsboro Title Sullivan Office! Thank you to everyone who came to see the new space. We look forward to many closings serving our clients and more company memories at this office!

A legal description is a description of land based on a survey, showing the exact boundaries of the entire piece of land. It will include what county the property is in, the lot number, and the plat book and page number.

A Water Well Agreement is a contract regarding the drilling, maintenance, and use of a well. This can be needed when a well is shared with other properties or required by the municipality or lender at the time of closing. The agreement identifies any of the following; users, properties, maintenance liabilities, easements, and registered water rights if any.

The COV (Certificate of Value) is filed in the assessors office with St Charles and St Louis County in Missouri. This document allows the county assessor to have access to sales price of the property for reassessment values. These counties do require the COV be filed at the time of recording of a vesting deed.

Happy New Year!! We are starting off 2024 Title Tuesday with Title Issues To Know About: Ownership by Heirs.
When a property owner passes, ownership could pass to the owners heirs if proper documentation is not filed in the county records. All Heirs and Devisee’s would need to be part of the closing to extinguish their ownership interests. An Owner’s Policy of Title Insurance defends against claims from outstanding interests, if any, and affords protection to the buyer for these matters.
