How I'm Building a Retirement Pension: Part 2
(Day 38 of 365 Journal Writing Challenge)

Yesterday, I shared how I'm actively building a Retirement Pension through real estate, but in a cool new way.

Well, I think it's cool because I can consistently earn 12-13% on my money, and it pays me monthly like clockwork.

I don't have to be a landlord (thank goodness).
I get to help solve a need in my community (yay).

It's not risk-free, but compared to so many other ways to invest in real estate, it seems to win every time.

You can even earn money tax-free if you deploy this strategy through a Roth IRA or similar retirement account.

This strategy is not something I just invented. People have been investing in this strategy for decades. You can find books about it all over the Internet as well. I'm actually upset at myself that it took me 20 years to test it.

I will say that all my years of practicing all things real estate has equipped me to have better results than others who might try this same strategy; I've added a number of my own tactics to lower risk exposure and maximize long-term returns.

I recorded a video today sharing how I allow others to invest with me, so they too can earn consistent passive income each month at 12% annualized returns (just like a pension).

But to be clear, this isn't some get-rich-quick scheme. Nor is it some no-money-down strategy.

Rather, it's a long-term passive income strategy, with minimized risk, that functions much like a pension.

It works great if you already have money invested in an IRA or other retirement account, or if your money is sitting in a bank not earning much money.

NOTE: I don't recommend you invest in anything if you're up to your eyeballs in debt. It's best to pay that down first.

How I'm Building a Retirement Pension Through Real Estate
(Day 37 of 365 Journal Writing Challenge)

I aim to replace my income with "truly passive income" by the time my youngest daughter graduates high school. I have about 3.5 years left to reach my goal.

Until about a year ago, I thought it would take me 10+ years to accomplish. But then, almost by accident, I found a new strategy (well... new to me; the strategy has existed for decades, but I've put my own spin on it to maximize my returns) that helps solve a need in my community, which I love.

I've been testing and refining this (new to me) strategy for a couple of years now, working out the bugs, figuring out solutions to common and not so common problems to make it as bulletproof as I can.

It doesn't mean it's risk-free, but when I compare it with every other real estate investing strategy I know about, it wins every time... at least for my goals, objectives, and the market that I operate in, which is Boise, Idaho.

Before I jump into more specifics about what I'm doing...

Let me first say, for context, that I've been studying and practicing all things real estate for the last 20 years. If you've known me during that time, you know that I was never a casual student of real estate.

I started out as an investor, then became a real estate broker for many years, while hosting a real estate radio show for over a decade.

Then I started a real estate school where I wrote and taught many of the classes. I also wrote a book called Agent Entrepreneurs.

Finally, I retired from being a Realtor and went all-in on real estate investing in 2019.

I still have my real estate license, as it is a great tool for researching and listing my own properties. I occasionally still do Boise Housing Market Updates to share my research and predictions on the market on my YouTube channel.

All this is to say, I've been around the block a few times with real estate, and if you ask around, my reputation in my community speaks for itself, which I feel is important to mention because there are A LOT of charlatans in real estate giving advice.

So... back to my retirement pension project...

I'm building my passive income pension through highly diversified lending (not renting) on Affordable Housing.

What does that mean?

I'll go into more details tomorrow, and I'll include a video if you want to know the nitty-gritty, but I will say now that my partners and I consistently earn 12-13% returns on our money, which comes into our bank accounts monthly.

And the best part is that we are providing a path to ownership for super nice, affordable homes in Boise, which is highly needed in our community. It's like a win-win that pays awesome dividends, and the way I've positioned it carries much lower risk than most real estate investments.
