Transferring utilities ⚡️💧from one resident to another is always a process, and frankly one of the least exciting things in our business.

Before we hand over the keys to a new home, we used to manually verify that the incoming residents had the utilities in their name and they were started on day 1 of the lease.

Now, we rolled out a triple win to help everyone involved: the residents have a one stop shop for their utilities confirmation on their phone, the manager knows exactly which utilities are set up and for when, and the owner can rest assured the utilities have been transferred over before access is granted to their home.

This is one of many items we are rolling out in 2024 to deliver an outstanding experience for our clients and residents.

It’s all about continuous improvement and adding value to our community for us.

In April, we dedicated a week to meeting and networking with the nation’s top property management operators and vendors. The unsighted gained were unparalleled, and we’re excited to enhance the management experience for our residents and owners.

Routine inspections are a crucial part of our business and critical to preserving the homes we manage.

This is a 5 unit property in Providence that we recently partnered with the home owner on. During a recent inspection it was observed that the cast iron waste stack was failing and needed to be replaced. This was quickly swapped out out a few days later and likely prevented a costly emergency service call.

One of a few devices we have experimented with in 2022.

We are all about leveraging the latest technology to improve the homeownership / landlord / resident experience.

Three questions we look to answer with new devices or apps:

✅ Does this help offset risk?
✅ Does this improve the renting or homeownership experience?
✅ Will this have a positive monetary return overtime?

After trying out the Moen Flo towards the end of this year, it was been very impressive what the device is capable of.

Honestly, the only reason this was purchased was because we heard it would shut the water main off to the home in the event a pipe broke or there was a leak. The device does in fact do this, but the other unexpected benefit is the measurement of water consumption by fixture. Within seconds the device knows how much water is being used and by what fixture (zero programming required!). A little creepy, but cool.

That said, the device does come with a pretty heavy price tag of around $600. However, how much does a burst pipe cost while you are away for the weekend?

An oldie but goodie - tub refinishing for the win.

This is a recent turnover where we worked with the homeowner to develop the best solution for their situation. Knowing when to replace or to refinish could lead to big profits or big losses.

Partnering with a management team that has had first-hand experience in construction and the right subcontractor network could make all the difference.

Yesterday we received this message from a client we onboarded just two months ago. He came to us after experiencing extremely high maintenance bills and lack of communication with another PM partner.

We are happy to be the right solution for this investor and proud to have added notable value in a short amount of time.
