However, as we enter into the holiday season, the market experts remain grateful for the unique opportunities available for both buyers and sellers in this market.
Despite a shifting market and general uncertainty, people are still buying and selling homes. In the Denver Metro area, it is rare to see inventory rise toward the end of the year, as we tend to see the lowest inventory numbers within the last two months of the year. Of particular note, we've surpassed the inventory numbers year-over-year. New listings dropped 16.84 percent to 3,816 month-over-month; however, this drop is normal due to seasonality and, more im-portantly, is down 0.65 percent year-over-year. Active listings at month-end finished at 7,482, up slightly by 2.63 percent from this time last year. Pending sales are up slightly from this time last year, up 1.76 percent.

The ever-present rain and hailstorms in June did not dampen the Denver real estate market. While activity was noticeably slower than last year, buyers and sellers came together to navigate a changing marketplace.
Bidding wars were down considerably, with the close-price-to-list price ratio at 100.23 percent market-wide. Some homes are still selling in a weekend with multiple offers, but many more are sitting on the market for a few weeks with one or two price reductions before finding a buyer. The days of routinely putting a home on the market and watching it sell to the highest bidder in days are gone.
One reason bidding wars are down is because buyers are far more discerning. They want to negotiate and feel as though they are getting a win in a landscape with rates hovering around seven percent and construction costs soaring.

Spring felt like a failure to launch, which has led to a summer kick-off where the natural rhythm of the Denver real estate market simply feels off.
We thrive on predictability, and this current market feels uncertain. While new listings rose 8.87 percent month-over-month to 5,180, we are still down 23.94 percent from last year when we had 6,810 new listings. For perspective, the new listings graph shows that in the previous 10 years, inventory this time of year tends to be in the mid-7,000s, with the height in May of 2019 of 8,796. Today, we are sitting at 5,180 new listings. Month-over-month closed sales were up 6.71 percent to 4,167, the median sales price rose to $595,000 from $580,000 and days in MLS went to six median days as opposed to four days last year.

Patience is a virtue in the Denver housing market, according to the Denver Metro Association of Realtors Market Trends Committee.With historically low inventory, buyers are biding their time waiting for new properties to hit the market.
We have been eagerly waiting to see how the spring market would perform and unfortunately, inventory remains extremely tight as homes go off the market almost as quickly as they become available. New listings dropped 6.71 percent month-over-month to 4,758, a decline of 30.94 percent year-over-year. Pending sales increased 10.51 percent month-over-month to 4,489, while active listings at month-end rose slightly to 4,620 properties. Median days in MLS dropped from 10 days to sev-en, showcasing how quickly the market is moving again. As reported in our Digging Deeper report, 87 of the 90 metro zip codes saw a significant increase in days in the MLS for the first quarter of the year.
