All Phases of Home Improvements

05/04/2022

Been doing this for a little while now on my personal Facebook and I figured I’d bring it over to the company page.

Time to play guess the amount of the cart.

Rules are simple.
- Closest to the retail amount without going over wins.
- Winner gets a $10 Wawa gift card
- Anyone can play
-Winner has to be in the Delco area to claim the card
- Winner cannot work for us
- Winner cannot be immediate family
- Winner cannot be married to us ( you can guess just can’t win)
- Like and Follow!
- If there is a tie we will pull a random winner
- If no one gets the exact number the answer will be revealed end of the week.

Good luck!

And remember it’s just in fun, we just want to bring some positivity to the world.

(There are 2 buckets and a 20oz soda in the bucket that is all everything else is visible)

Remember this one???

We removed all the doors on the first floor that we’re pretending to be windows. We replaced all those doors with Anderson 200 Series windows. Well we came back this time to tackle the front portico.

Even tho this was planned to be a bigger portico to cover the entire landing, the township zoning had other plans, this turned out great.

Our customer had a vision and provided pictures of what she was looking for and we delivered. We removed all the stucco from the front of the entry due to years of damage from water getting in gaps and cracks and pushing the stucco.

We created a custom front door trim to match along with our custom portico design.

Amazing transformation!

Finally the master bathroom

We relocated the washer and dryer to the master closet, we added some custom shelving, barn slider, new flooring, fresh coat of paint, and some trim. Closet by Design decked out the closet storage.

The bathroom we gutted the floor, tub, and the shower stall which was used to gain more floor space for master closet for laundry.
We installed new floor tile, built a new shower stall complete with curb, bench seat, frameless glass and opted for the no door look.

All new plumbing, paint, blue tooth exhaust fan, vanities, mirrors, custom storage cabinet, and modern lighting cap off this master bath.

You have a vision we can make it reality.

This beverage area turned out awesome.

We made custom live edge shelves, these were way more cost effective to make. We cut in channels in the shelves to run led lighting through and installed hanging glass storage.

Want live edge but half the price? Give us a call.

Have a custom build you want done?
Don’t wait call us.

Who wants a wine cellar?

Next up Master Bathroom stay tuned.

This week we cover the kitchen remodel. We used the existing cabinets but we made some improvements.

Removed the smaller island and custom built a bigger island with storage shelving, 9” spice cabinet, 24” trash can cabinet, 24” drawer cabinet, and a 33” deep drawer pots and pans drawer cabinet with electrical outlets on two sides of the Island.

Upgraded the backsplash, changed out the cabinet hardware, expanded the pantry, built custom refrigerator panels with a tv cabinet above, new flooring, new light fixtures, paint, and new countertops.

While working here the smoke detectors would always go off while food was being cooked, the microwave vent was not venting properly so we added an exhaust and built a soffit above the cabinets to better disguise the ductwork.

Stay tuned for next weeks pictures your gonna want to see the other side of the kitchen.

After moving into her new home our customer decided that she needed to have some separation between rooms. We framed down the openings and order some 7’ tall 15-Lite French doors, removed the dinning room chair rail, a splash of color and this den and dinning room are completely changed.

When our customer first reached out to us back in December of 2020 and told us she was looking to buy a home in the area and remodel it we thought no problem. Buying a home at that time was definitely a challenge as properties were sell quickly. Our client was moving from out of state at the time so it made finding a house even more challenging. After numerous homes, a couple of home inspections, and some time. Our client purchased this home and the remodel started June 2021, five months later, November 2021 we were able to give them a new home in Pennsylvania.

This set of pictures is more focused on the family room fire place, flooring through out, new lighting, a sneak peek into the kitchen, and more.

Stay tuned to next weeks picture drop for the continued set of updates on this house.

Room was demo’d already for us we arrived. Customer requested vaulting the ceiling to gain more head room and create an exposed beam design. We brought in our engineer to give us exact specs to properly disassemble the trusses and re-framed each truss individually as to not cause a roof failure. Ran new electrical for some LED recessed lights, ceiling fan, and outlets. Then we installed spray foam insulation to completely seal in the room. Drywall and finished. Installed custom stained beams. Turned out awesome.

This project started with a door leading into the powder room with another door leading into the laundry room. The wall separating the two rooms was removed and opened up to allow for a powder room with laundry and even a kitchen sink. Small space but alittle more functional now.

We’ve been busy, working hard to finish jobs and get ourselves back on track. Over the next few weeks we will post some pictures from jobs this past year, we promise not to spam you.

Our work back log is catching up but that doesn’t mean we have an open schedule by any means. If your planning a future remodel and thinking about waiting to start the process, we highly suggest getting on a waiting list because the demand hasn’t slowed up.

As always thank you all for your continued support.

If you’ve been wondering where we are, no we haven’t gone on vacation, no we haven’t shut down, no we have not been abducted by aliens.

We have been working 6-7 days since before summer. We have been working to catch back up to our insanely crazy work schedule. If you have a contract with us good news your coming up your jobs are scheduled, but might see a delay in start times previously contracted.

If your still waiting on a contract but have been scheduled. We have had some delays and have been doing everything possible to catch up. If you choose to go with another contractor we completely understand and we just ask you contact us to let us know. Some of you have been waiting extremely long wait times and we don’t want to make you wait any longer if you want to try and move forward quicker.

We appreciate everyone’s patience and hope to keep everyone happy.

Thank you.

This one came along way. From removing the unusable 3 season room, getting rid of the deteriorating deck, cutting through so much spray foam a previous homeowner used on the underside of the hot tub, to replacing a water damaged rim joist, re-running drainage to help with water issues in the yard, adding to the vinyl fence and moving the gate, jackhammering out a 8" slab of concrete, to bringing in about a ton of dirt to help fix grade issues, and applying plenty of seed to grow a nice full green lawn.... oh yeah and building a great Trex Deck with white vinyl railings and vertical skirt board decking. We still have final touches to apply and more phases of projects at this home, but we've finally crossed the finish line on this part. Really appreciate our customer bearing with us on this one, with all the material shortages and delays, and just with us being extremely busy lately.

Friendly PSA: Due to the high volume of calls, messages, requests, etc... we just want to keep our customers informed. We are working extremely hard to get caught up on all projects. We are still dealing with material shortages, delivery delays, permits, zoning, etc. We do our best to keep jobs running on schedule as much as possible, but it has been a constant juggling act with our calendar. Changes happen daily sometimes hourly, we are trying to remain as fluid as possible and provide the same great final products you’ve come to love.

10-12 hour days 6-7 days a week is definitely taking a toll. If you are waiting to hear back from us for an estimate, a call back, scheduling, design, anything... please bear with us. You can definitely reach out to us for a friendly reminder we don’t mind that. It actually helps sometimes.

We appreciate everyone and all the work you provide us. We will never complain about the work load we just want everyone to know we are working on it.

Customer had grout cracking and tiles breaking free when we removed the tiles (very easily) we found out why. Their was minimal mastic used and no backer board. We used a Large Format Tile thinset, screwed down backer board, and installed the tile. We added a brushed nickel edge and quarter round to the floor to finish. Another one done.

Skyrocketing steel, lumber costs threaten to slow construction jobs 25/03/2021

When the pandemic hit, everything got affected. Forestry, Mills, distributors, supply houses, all the way down to the contractors. We had to deal with delayed deliveries, stock shortages, lack of PPE and so on. Cost was always an issue and we knew it would only get worse.

Material costs have increased so much so that our estimates, that normally are good for 30 days, currently have a 14 day shelf life and even that might be too much as we have seen price fluctuations with in a week.

We are still working through a backlog and still dealing with delays. During these times we ask that everyone is patient and understand that prices are changing daily and we will do everything in our power to give a fair price. Our phone keeps ringing and we still answer but just remember the industry is still recovering and changing.

Any questions please feel free to reach out.

Skyrocketing steel, lumber costs threaten to slow construction jobs As material prices jump, U.S. contractors are coping any way they can. Here are some best practices for working around price fluctuations and shortages.

A nice classic backsplash remodel.

A little bit about Chiaravalloti Construction...

Being general contractors, we offer a vast majority of home remodel services. From smaller handyman fixes to full scale home remodels to additions and kitchens and more. We strive to grow in all trades so we can provide you, the customer, with as much skill and knowledge as possible to complete your job. For the things that we don't specialize in, we have a team of sub-contractors at the ready.

We will not bring someone to your home that we do not trust, or that we have never worked with before. We treat every home like our own, we work with your family to create trust and have open honesty before the work even begins and continue that throughout the entire project and even after. Our work is what people

will remember us by and we want our work to stand out long after we leave your home. We want people to know if we’re coming to your home to do work that you can believe that we’re going to treat you just like family.

When we enter your home we treat it with respect, we seal off doorways to prevent dust from filling your entire home, we implore air movers to pull away the dust, we clean-up at the end of every day, and try to make areas as livable as possible during renovations. We try and leave your home looking amazing when we are done so we offer cleaning services after the remodel as well. We go above and beyond for your projects, our prices are very reasonable, and we are honest.
