Prices are up since last year 💵

Number of days till someone gets an offer has gone down since last year, so homes are getting offers quicker.

Less homes are on the market than last year, but in the spring we always see a surge in available homes and inventory goes up.

Builders are still offering a lot of incentives for buyers, which makes them very competitive with existing home sales.

Sellers may need to be prepared to offer some concessions, paying some of the buyers loan, closing costs, or paying money for the buyer to temporarily buy down the interest rate.

Rates went up last week slightly and has created a little bit of a slowdown for the sellers.
