The community support we have seen is just amazing. Whitefish Community Foundation's support of our efforts to get first-time homebuyers and families into houses they can afford to buy has had a huge impact. Yay for workforce housing and starter homes! This also would not be possible without the work of Jerry Dunker and Trailview Homes. The Flathead Valley needs a few more like Jerry!

Kaia and Larry were honored to be a part of the ribbon-cutting ceremony at the new Family Promise of Gallatin Valley campus, A Journey Home, yesterday!

Family Promise of Gallatin Valley purchased the Montana Bible College property and is converting the three buildings into emergency and transitional housing, workforce housing, and office space. Family Promise provides shelter, prevention and stabilization programs, and comprehensive wrap-around services to ensure family homelessness is brief and non-recurring. This new location expands the organization’s capacity to serve clients and gives them stability with a property they own rather than lease.

To secure the property, Family Promise sought financial support from the Gallatin Community Housing Impact Fund for their down payment. The combination of these funds and a conduit bond facilitated through Opportunity Bank made the acquisition of the campus a reality.

NWMTCLT is looking for lots to purchase. Specifically a lot that could accommodate a donated home that we wish to relocate and put on a new foundation. The home is going to be wonderful for a family to buy at an affordable price once we get it relocated!!! This is not a modular home, it is just a house that can't stay where it is and that we were fortunate enough to have donated to us. The lot has to be large enough for a home and double garage with a footprint that is about 70' x 70'. We are able to buy a lot outright with cash. We are a nonprofit working to create more affordable workforce homeownership opportunities in the Flathead and would love to talk to property owners who support our mission.

This was a wonderful opportunity that we were so glad to participate in for the first time. NWMTCLT is looking for sub-contractors to do work in Spring 2023! We have a General Contractor, but want to pay subs to do a little demolition, a little siding, build a deck. I also need someone who will pour a foundation inside the city limits of Columbia Falls - I will manage the paperwork with the City! NWMTCLT pays the going rate, but is a nonprofit so can accept charitable contributions as well, or a combination of the two. All subs need to be insured and have experience. I would be glad to talk to any businesses that has a couple weeks available next spring to do this project. This is a project to move a donated home from Kalispell to Columbia Falls, put it on a new foundation and sell the house (not the land) to a moderate income family. The Community Land Trust is a great tool to help first time homebuyers get into homeownership at a reasonable price and we are so lucky to have this home donation!!!!! Look who is taking part in the Great Fish Community Challenge! I was so lucky to help Kate and Troy Williams get their family into a home in Kalispell last year. We create affordable home ownership opportunities for the people who make this Valley work - mechanics, postmen, teachers, city and county employees, hospital billing department managers and grocery store employees! We have 52 properties and a donation to NWMTCLT will help us continue to add homes. Think of it as a one-time investment in permanent affordability!

Northwest Montana Community Land Trust has had a host of new opportunities to expand our inventory of properties that qualified homebuyers may purchase at below market rates. Relocating homes to a new lot, public-private partnerships with developers, and fundraising in the Whitefish Community Foundations Great Fish Community Challenge, August 4 to September 16.

NWMTCLT has an opportunity to add 2 more houses to our inventory of affordable homes that people can own. (Affordable in this program is $120,000 - $250,000 depending on the size and age of the home.) What we need is someone to sell us a couple of lots for these homes at a reasonable price. We are a nonprofit so the difference between the sale price and the appraised price might be considered a charitable donation (consult your tax accountant!) The houses stay affordable forever in the CLT model. If you know someone who might sell us land that is zoned correctly for residential and is ready for sewer and water or septic and well and they care about the housing challenges for the average Montanan, please have them contact Kim Morisaki at [email protected].
