Last night I listened to a student speak to a seller. This was not a motivated seller with a need to sell. This was one who just wanted an offer.
Many times newbies want to close a deal. They miss the clues on if a seller is motivated or not. They must hear these clues because it will save a lot of time and energy.
Who are motivated sellers?
Motivated sellers are people who have a problem; they may be moving, going through a loss or divorce, might be a tired landlord with a problem tenant.

Mental health is a big part of how successful you’ll be. It’s important to take care of your mental health while doing your wholesaling business. ❤️
Here are some tips to help you:
1️⃣ Make your own rules. You can set your own schedule, work at home, and choose the people you want to work with (and the people you want to avoid). This means more freedom than any other type of real estate investing.
2️⃣ Be proactive about making emotional decisions, and try not to let emotions dictate whether or not a deal is a good deal.
3️⃣ Be prepared for rejection — or at least the threat of it. The prospect of rejection from your seller is always looming over you. But it shouldn’t be stopping you from making offers and moving forward with them anyway!

So I met with a student yesterday. She said a friend told her that she would be profiting from other people's losses.
I explained to her that when people are in a distress situation, our goal is to create a win-win to make sure everyone involved is happy. If we don't do this, we are not serving the seller.
So make sure you ALWAYS understand your sellers as your priority should be to serve the seller. 🤝
