Remember the wonky wall?
It’s now been transformed into a square bathroom. It’s had new plumbing, radiators, shower, sink and taps.
We increased the floor area by extending the walls over the stairs and squared up the room which gave a space for some recessed shelves.
Stairs also have had new balustrades and new carpet laid. Couple of finishing touches needed then all done!

🎄We’ve completed on one house - finally - for an expat investor buying in a ltd co = lots of paperwork and couriers
🎄exchange in a property for expat investors buying in a ltd co = lots of bank statements for AML
🎄one mortgage offer expired, extension refused, completion targeted for next week = lots of phone calls and stress
🎄one flat refurb on its way to completion- once the basin for these lovely taps turns up!

Not a fan of radiators but have to admit rather liking this one! V happy with the herringbone floor too.

Team have had a productive day at the latest project . Cleared and ready to build new walls. Hoping for a 4 week project .

Title / demise clarified in June. Wanted to convert the loft to a 3 rd bedroom. Apparently loft is communal. Only access is through the flat. However numbers still stack on a 2 bed refurb with some layout changes.
September stamp duty deadline came and went as freeholders debated internal changes as the lease dictates. Finally secured no objections to the changes.
8 weeks of work for new kitchen, bathroom, coat of paint and flooring and then to let

Finally exchanged on the one with the wonky wall.
Following the freeholders meeting where they agreed that there were no objections to the proposed works we have exchanged with completion due Friday.
Aiming to change layout to make an open plan layout with better sized bathroom and a utility space.
Planning the next one.
Completed and picked the keys up on this one at the end of September.
Have some exciting plans to transform this space into some great homes.
Can’t wait.

Progress on the plaster being made in the top floor flat at . Soap opera worthy backstory to get to this point but finishing line beckons…. Lots of learning on this project to put into the next one.

A light refurb is required (new kitchen and bathroom), once finished, it will be rented out - progress photos to follow and once finished!
