Latest advisory from the Department of Real Estate
If you are an agent who does vacant land deals, this applies to you.https://dre.ca.gov/files/pdf/adv/Advisory_2023_07_13_VacantLandPropertyScams.pdf
Recently, I had the opportunity to have a conversation with CA Realty Training and share what I do with future real estate agents.
So if you're interested in getting a detailed account of what a Transaction Coordinator does, please listen.
Add your Transaction Coordinator to your "team" for marketing.
If you are an individual agent looking to impress future clients, create a "Team" sheet. Everyone you work with in a transaction can be added to your team.
Here are some examples of who you can add:
1. Your Title Rep
2. Escrow Officer
3. Home Warranty Rep
4. Head of Marketing*
*If you work at a brokerage where you get marketing support, add them to your team as well!
..and of course, your Transaction Coordinator.

Curious minds want to know...
As an agent, do you use a Transaction Coordinator?
LET ME KNOW WHERE YOU STAND!
C.A.R. Legal Hotline
As an agent, you have many resources to help you through your transaction. Don't forget about C.A.R Legal!
You're already paying for it with your yearly Board fees so take advantage of the help.
Your TC will manage the paperwork but call the C.A.R Legal hotline for any questions that may need answering!

Changed offices?
Whether you're using a transaction coordination or handle your own paperwork, make sure you update your information on your contracts before your next transaction.

Congratulations to Eitan of Dagan Group on another successful transaction.
NEW FORM - Fair Appraisal Act Addendum
This new form is now attached to the Residential Purchase Agreement.
Take the time to understand this new addendum and what it means so you can effectively communicate this to your clients.
Some agents often wonder whether using a transaction coordinator is worth it or not.
Sometimes, they don't fully understand everything that a transaction coordinator does during a deal.
Here is a great article that outlines both. If you still have questions about TC Services and how it can benefit you with your next transaction, call me. 310.429.5877

What are the Benefits of a Transaction Coordinator? Should you hire a transaction coordinator? What do they even do? Most agents don't know the benefits of a transaction coordinator and how they help you.
Congratulations Thomas Mann! It was a pleasure working with you, as always.
Be an informed agent
Part of being a great real estate agent means being up to date on the rules, regulations and updates to the contracts.
The Department of Real Estate comes out with the changes to the disclosures twice a year, in June and December.
While most of theses changes are minor, it's important to make sure you're knowledgable and able to communicate the purpose of these forms to your clients.
This applies to transaction coordinators as well!
So, call me. I'll take care of the paperwork. I manage the documents so you don't have to.

Do you want to make your email communication more efficient?
Use email templates!
During a real estate transaction, you will have certain emails that always get sent out, so create email templates.
This is particularly easy to do if you use gmail.
Don't reinvent the wheel. You can use the emails from past deals that you have already sent.
Use those as templates and make your emails more efficient.
If you want to leverage this to a transaction coordinator, call me!

Real Estate Transaction Records
Did you know that a real estate agent is required to keep a record of all transactions for a minimum of 3 years?
Although it's recommended to keep them longer in the event that a legal action is taken on the transaction.
So plan accordingly and make sure that you have electronic copies of all your transactions.
Better yet, use a transaction coordinator. Not only will they help you manage your files, but it's common practice to keep past files for longer than the minimum 3 years.
I myself, keep all transactions of all my clients indefinitely.
Should a newly licensed agent use a Transaction Coordinator?
As an agent, it's important to know the contracts and the transaction process before you give away ownership.
Typically, a newly licensed agent will be familiar with the process by their 2nd or 3rd deal.
So, why not hand that over to a transaction coordinator so you can focus on lead generation?
Call me. I'll take care of the paperwork. I manage the documents so you, as an agent, can get more lead generation done.
