Inflation numbers:

June: 9%
July: 8.5%
August: 8.3%

I said I wanted 3 consecutive months of reduced inflation numbers for me to become optimistic on rates. It's happened, but I still believe 8.3% is too high to justify lowering rates in the no-conventional sector.

Lenders may reduce .125 - .25% off this inflation report, but we're a long way from being back in the 5's.

Rates in the DSCR/non-qm sector are averaging 7% at the moment. This figure may sound unappealing if compared to last years lows, but if you compare it to where we were 3 months ago, it's a win.
