The devastation the condo collapse brought to the Miami beach community in 2021 was a huge wake-up call to ALL Florida condo owners.
After years and years of deferred maintenance in many condo buildings across the state, we are now prompted to start healing the problems.
Florida senate bill 4-D is calling all condo associations into action. Any building that's three stories or more and is either 25 or 30 years old, depending on its proximity to the coast, must be assessed by a structural engineer and again every ten years afterward. They are no longer allowed to waive reserves, and by 2025, they will be required to have enough money in their funds to repair any damage found by the engineer.
As many associations planned for this in their budget meetings for 2023, we have seen monthly dues skyrocket.
Although this problem has needed attention for a long time, that does not mean that a condo is not a good purchase for you. But it's important to talk to a trusted agent for the best guidance when navigating the process.
