The city of Garland is offering home repair grants!🚨

Funds have been allocated to assist homeowners with cost for home repairs up to $25k!💰💲

The grant program does have income limits and requirements including that the home must be owned and occupied by the family for a minimum of 1 year before applying.

Other requirements include: ⬇️

✔️Households must have a combined income of less than 80% of Dallas County median income
✔️All household members must be in the US legally
Property must be located in the City of Garland
✔️Applicant must have full title to the property
✔️Property taxes must be current
✔️Any mortgages must not be delinquent
✔️All Federal loans must be current
✔️Applicants are eligible to reapply for services every 5 years if repairs are at or below $5,000 and every 10 years if they are above $5,000.
✔️Funding is distributed on a first-come, first-served basis until all funding has been allocated.

Did you know there are things that can affect your chances of being pre-approved?

First off, make sure you have a decent income and employment history. If you plan on applying for a loan through a bank or mortgage company, they’ll want to see proof that your income has been stable for at least two years before they’ll consider giving you any money.

And of course, any debts you owe will also affect whether or not they’ll consider lending to you—so if there’s anything on your credit report that looks bad, try to get it resolved before applying!

To get a quick estimate of what your home is worth, using the Federal Housing Financing Agency’s house price index (HPI) calculator applies a more scientific approach.

3. Hire a professional appraiser
If you don’t want to take on the work yourself, you can hire an appraiser to estimate the home value at any time.

4. Evaluate comparable properties
It’s reported that 56% of U.S. homeowners estimated their home’s value by looking at comparable properties. While this process is more manual, you’ll need to account for differences between your house and the comps to get a rough estimate of your home value.

Interest rates have been nice and low lately which can help with affordability. In the past few months, interest rates on 30-year mortgages have hit all-time lows on multiple occasions. As of October 22, the average rate is clocking in at just 2.8%. That’s down from an average 3.94% rate in 2019 and 4.54% in 2018. A decade before that? Rates were over 6%.

For homebuyers, those drops can translate to serious benefits and financial savings. Here’s what record low mortgage rates could mean for you:

🔸 Low mortgage rates mean a lower mortgage payment
🔸 Less paid in interest over time
🔸 Bigger home-buying budget.

In today’s market, if you want the house, you’re likely going to have to go above the asking price. Don’t allow the thought of offering over the asking price overwhelm you. Sometimes, all you need to offer is $2,000 – $5,000 OAP to seal the deal.

One thing for sure…there is no cookie-cutter approach to position your offer ahead of a slew of other buyers. In this situation, it is best to consult with your realtor (Me!) to come up with the best strategy and to increase the odds of getting your offer accepted in this market.
