A Better Hope, East Coast Demerara man on Sunday night reportedly set his own home afire to get a woman and her children out. Police reported that Mumtaz Ali, 56, set a room in his house on fire due because of a conflict between himself and his tenant.
Ali had served the female tenant a lawyer’s letter to remove from the premises but she refused. At around 19:00hrs Sunday, the tenant and her children were selling food when they observed smoke coming from the house. They claimed that they saw the landlord running from the house into the neighbour’s yard.
The fire department was summoned and managed to put out the fire with only damages being done to the house.

My opinion- I find that tenants don't often refuse to pay the last month's rent. For this reason, I ask my tenants for two months rent to cover the last month's rent and any repairs to be done.

The Landlord and Tenant Act 61:01 section 1 (7) states the details of a lease. Covenant in this section means any other agreement between the landlord and tenant. For example " The landlord covenant to cut the grass every month." (My interpretation ).
Are these details in your current lease? What are some of the covenants in your lease?

Did anyone read this article? It makes me wonder about my insurance policy 🙈. Does your ensure policy covers your tenants? I think most persons choose not to inform the insurance company of their rental apartments because of the fear of an increase in their insurance.
The instance below highlights the importance of having the right insurance policy should there be a natural disaster. Your tenants will have access to some amount of relief to maintain themselves for a specific period.
However, on the business side, it is considered an expense for the property owners. How can he/she offset this expense? Should this be included in the rent? Should the property owners ask tenants to apply for their insurance? Or it is the property owners' interest and they should take the burden?
