Some of you may know I’m not just a Realtor and property manager, but also an active investor in Boise Real Estate.
So, today I committed to the next step of the investment model that I love telling my clients about. It’s called the BRRRR system coined by at Bigger Pockets.
BRRRR stands for BUY, REHAB, RENT, REFINANCE, REPEAT.
I bought my first duplex at the end of 2018. Over the years I did a few rehab projects like new paint, flooring, and kitchen cabinets all while my renters paid the mortgage. Over time, the duplex appreciated. I decided now was the right time to refinance the property. So, I pulled out equity through a cash out refinance in order to set myself up to repeat this process and buy another investment!

BRRRR! Although it’s a bit cold this time of the year in Boise, I’m not talking about the weather. I want to share with you an incredible way to build your investment portfolio. It’s called the BRRRR investing system. The acronym stands for Buy, Rehab, Rent, Refinance, Repeat.
The best way to use this system is to purchase an undervalued home off market or on the MLS.
Once you sign closing documents, it will be time to make the home “rent ready” again with new paint, flooring, HVAC, and other maintenance that may come up during the inspection period.
When the home is remodeled, you’ll want to find great tenants that will take care of your investment over at least a 12 month lease.
Then, you can begin refinancing the home with a lender to find out how much the home is now worth. With the equity you just gained by remodeling the home, along with your new monthly rental income, your lender will help you take out a Home Equity Line of Credit (HELOC).This equity will help you purchase your next investment home!
This strategy is used over and over by real estate investors. Once you find the right team to help you with this process, it becomes less work for you and more profitable for your portfolio. Message me to see what my team can do for your real estate portfolio!
