Two-storey residence in Santa Rosa, Laguna
Lot area: 150sqm
Floor area: 150sqm
Construction duration: 9 months

The owner's family ventures in real estate, and wanted to build a house to be rented out. The project was economically designed to fit 5 bedrooms and 4 bathrooms in a 150sqm floor area, and worked around a tight budget of 5M. Through proper planning, the requirements were achieved where the spaces are still generous in size, and easy to maintain.

The owner is the youngest of the three siblings, and the last to complete the family investment series on their street. 😄

PROJECT TURNOVER ✨

THREE STOREY RESIDENCE W/ BASEMENT IN STA. ROSA LAGUNA

A modern home with integrated full automation systems, installed Argon-glass panel windows and doors, and complete HVAC system

It was a long haul --from extensive planning and engineering collaboration, up to careful ex*****on -- which makes everything worth it! Our team had a lot of learnings and experience, which makes this truly a one of a kind project. We thank our client who patiently worked and trusted us on this challenging project. 🙏

PARISH CONVENT RENOVATION ✨

Aside from being the primary house of the parish priest, the convent functions as a social space for gatherings and meetings of the parish community. Adapting to the changing needs of the community, Father Thor wanted to renovate the convent to cater a more warm and welcoming space for everyone.

As a solution, we removed the old-style solid wall partitions between the receiving area and dining [meeting] room to open up a much bigger space, allowing flexibility when receiving guests and groups.

Another problem to solve was the limited natural light and ventilation. By changing the finishes into lighter shade, it helped bouncing off the natural light to spread all throughout the space, giving a more spacious and airy impression. Moreover, to give the warmth and homey feel, we retained the original stone wall, and matched with accent wood finishes.

We thank Fr. Thor and the Parish of the Risen Lord community for trusting us on this project. As always, we are grateful to be of service to the Church and its community. 🙏

The client wanted her dream space for her birthday and we made sure that she feels special on her special day.

One of the challenges on this project is the integration of new design into an old building. When we reached the end of the project, the new and old elements were combined in great harmony. We definitely enjoyed this first collaboration with Ar. Kaye, and it definitely won't be the last!

TRANSFORMATION ✨
An old residential building transformed into a ballet dance studio 👯‍♂️💃

It is of great privilege to be of help to a ballerina who dreamed and achieved having her own dance studio! We definitely learned new things and enjoyed executing this. 🫶

The challenge on this project is the low ceiling and almost no windows which makes the room dark with poor natural lighting. The solution was to change the color of the entire room into white/light colors to bounce off as much natural light as possible; and also to use just the right temperature of lights to amplify the room.
