Only 9 days until 2022 - can you believe it?!

Often this time of year during the holidays and the beginning of each year, it is very common for our past clients and home owners in general to finally have a chance to breath and talk with their spouse/partner, and to discuss goals and plans for the next year. This often includes real estate, equity, home values, refinancing, looking to remove mortgage insurance, opening up a home equity line of credit or considering moving or upgrading or buying an investment property, etc.

Three of the most frequent questions I get asked over the holidays and into a new year are:

1) How's the market?
2) What's the market going to do next year?
3) What do you think my home is worth?

Although the final stats for 2021 aren't out yet, I am going to do my best to answer these questions now.

2021 was a breakout year for Utah which has really put us on the map with a 26% average housing appreciation along the Wasatch Front! Outside of Austin, Texas, the Wasatch Front in Utah (and likely Boise, ID) has arguably the highest appreciation larger market in the US and Utah and Idaho as whole states had the highest appreciation gains in 2021!

This incredible run in 2021 is after 8 years of already impressive Appreciation along the Wasatch Front (Utah, Salt Lake, Davis and Weber Counties):
- 13.2% in 2013
- 4.3% in 2014
- 6.4% in 2015
- 7.7% in 2016
- 7.1% in 2017
- 13.0% in 2018
- 8.5% in 2019
- 14.9% in 2020
- 26.0% in 2021 (so far)

This is 76% average appreciation in just 4 years, since December of 2017! To put this in perspective, if you bought a property for $300,000 in the 4th Quarter of 2017, it is likely worth between $525,000 to $550,000, an incredible gain in equity of $225,000 to $250,000 just in appreciation!

Even crazier is the 135% appreciation since early 2013, and for those who bought a property in early 2013 for $300,000, that property is likely worth $700,000 to $725,000 or so!

So lets now answer those 3 questions:

1) How's the market? We currently have less than .5 months of Active Inventory, most properties listed for a reasonable price and a good Realtor/Team are receiving multiple offers and going under contract within 5-10 days, and most are selling for new all time highs, which is unusual to have happen in December (except for last December, and we know what happened through the rest of 2020...)

2) What's the market going to do next year? We still have a major housing shortage in Utah, the economy is as strong as ever. The trend of high buyer demand and lower inventory/supplies looks like it will continue through 2022. Out-of-state buyers relocating to Utah, few people leaving the state, generational money, tech/stock/crypto, favorable environment for businesses, low cost of living (outside of housing and comparable to other major markets), the political landscape and COVID response are all driving this record high Buyer demand. It is expected that we will see another 8-15% of appreciation in 2022!

December 2020 Market Statistics:

Utah home prices increased 10.66 percent in the third quarter compared with the same period in 2019, according to a new federal report. Utah’s increase is the fourth highest among all states. Idaho, Arizona, and Washington were the top three states. Nationally, home prices increased 7.81 percent in the third quarter. Over the past five years, Utah home prices have climbed 56.53 percent.

For those waiting for the next downturn to buy a new house 🏠 don't wait any longer. There is no downturn in sight! The graph below shows the number of homes sold (black) vs. homes listed for sale (green) in Utah county from 2005 to 2020. It also shows the median sales price (blue). Look at how many more homes were listed for sale than sold homes in 2007 before the crash 😬. There was way too much inventory. Now look at the data from 2020. We don't have enough inventory. The sold vs. listed are almost identical to each other and the median sale price keeps climbing. This is a cautionary post on why not to use discount brokerages when selling your house. This house in Springville was listed 3 days ago and caught my eye because It is listed over $100K more than its worth 😱. This brokerage is doing a huge disservice to the seller for many reasons. 1st reason is they will most likely not get any offers. 2nd reason is the house will not appraise and lenders will not lend on more than appraised value. When listing a home it is wise to list at or slightly below market value. This will create a multiple offer situation and your house will sell well above asking price to net you the most money and you will have plenty of backup offers. Our Story

Lisee and I have have been married for 18 years and have 3 amazing kids who keep us on our feet. Our oldest, Zack is a sophomore in high school and just about to get his drivers license. Sadie is 12 and just started 7th grade and Kate is 9 and in 4th grade. Lisee grew up in the Bay Area in northern California and I grew up in Provo Utah. We met in Provo while going to college in 1999 and were married in 2002. Lisee Graduated from BYU with a degree in marriage, family, and human development and I graduated from UVU in construction management.

Lisee and I are both licensed Realtors with Keller Williams in Orem Utah. Lisee is an expert in contracts and all aspects of the transaction to buy and sell a home from start to finish. I have been in the new construction and real estate business for over 15 years. I started building homes in 2005 and built for 3 years until the economy crashed in 2008. For the next 12 years my brother and I built a successful business remodeling and flipping homes and acquiring rental properties. We own 3 apartment complexes in Provo Utah and multiple duplexes.
