Lead Generation is a Contact Sport. 🏑🏈⚽️🥊
What does that even mean? Well, it means you need to actually make contact and you sometimes need to get a little dirty doing it.

There are a million ways these days to TRY to make contact, yet what's the most effective? And is it also the most efficient?

My answer is OMNI CHANNEL Automations. Plain and simple. Creating the cadence of the connection. Call, text, mail, retargeting, maybe even a Facebook/Instagram/LinkedIn message. Heck, I'm a fan of the good ole' pop by as well (although generally not the most efficient, you can make a system around it that's not going to blow the time bank). And it's not just about doing those contact points, it's about having the correct message and cadence around it.

One example in the Purchased Lists world, I will likely call the list, text message based on certain disposition of the call, mail the list (and ensure the drop date for the mailer is around call count 3-7-I often create new lead lists based on call count to ensure maximum effectiveness of the next call), then I'll throw in an email, and continue on until the lead is exhausted or converted, and the touches change message and cadence based on call count and dispos. There are proven methods, and yet it all goes back to Connecting to Convert. What level are you willing to go to in order to exceed your goals?

Could you imagine if every week you had to make all your staff, even if it’s a staff of 10-call each other to see if they are spam likely? And does your staff represent all carriers out there? And this is just to check to see if you come up spam likely on someone else's caller ID. What happens when day 1-your leads manager makes 60 calls and now the rest of the week-they’re marked spam and they don’t know it until the following Monday? Look, you’ll never be 100% on some of your numbers, yet there are ways to manage and mitigate the risks.

Just had a super enlightening convo after I did a little presentation at a conference-I was talking about Lead Strategy Plans-how long do we need to work a lead and how to recycle the leads? And in what methods? I love Omni Channel-yet don't feel any of it works without Calling, and a lot of calling. So, this member asked me for an example-what was the call count on the last appointment one of my clients. He was shocked when I showed him we were at call count 21 before converting that lead to an appointment. He was even more shocked about how long ago he told us he wasn't interested, that the seller originally said in a year or two. We re-dispoed the lead after 1 month of him telling us that, and within 2 months-we have an appointment set. Plain and Simple, develop a plan for all your leads-put that plan in place in some type of technology, and relentlessly execute on it.
FYI-for those of you thinking-"I hate people calling me, why are you calling someone 21 times, that's outrageous", know that this person opted in, on this clients website-and that this client is a business, and a business that helps people. It's not like you get on to Amazon for the million emails a day, so leave your judgement at the door-and if you're in sales, take note of the relentless follow up that is needed to get every last deal out of what you already have.

What goes into Maintaining Leads?

For this conversation, I'm using the word lead as an address of a seller that we haven't qualified yet.

Having a lead management plan will increase your conversion, increase your bottom line, and get every last sale out of what you are already paying for.

Lead Hygiene is so important-and what I mean by that is the leads story-the full picture. Do you have any leads in multiple places? Maybe some in a texting platform, in a dialer, in your CRM, and on an email list? Well how would it change your business if all that data was together? Every time you contact that person, the info ends up in the same place. Do you think that by having that you would make different decisions on how to communicate?

And what's that lead flow? Who's touching it, what system is touching it, how far does it get, are you recycling in that lead flow?

When we're doing omni-channel lead gen, what do you cadences look like? How often are you mailing, emailing, texting, and calling? And what is that based on? Do you change your cadence based on certain dispositions that you have automated with redial timers?

And many of these items are driven by dispositions. So which ones are important? Which ones don't matter? How can we streamline the process? And what will each trigger?

This is just the tip of the iceberg when it comes to lead management. That was one example from one source...most data requires a plan for each different data set, and then adjusting along the way as you gather data on the leads and how they perform. This sounds exhausting just typing it, but it is one of the most important parts of your business that is likely being overlooked.

When is comes to calling number reputation, ignorance is anything but bliss.

So many times we are blind and inefficient on our DID's. And literally the main component of most Real Estate Businesses is calling-follow up & lead generation. And yet, most do not know how to easily replace their numbers, know when they need to be changed, or know how many numbers you need based on the amount of calls you'll be making per day.

“It’s imperative to have insight into which of your numbers are getting flagged, which are getting blocked, which are showing up on the FTC complaints database,” Leight says. Equipped with this information, you can make smarter decisions about your caller ID reputation management, including when to replace unhealthy DIDs that are harming your bottom line.

We recommend a DID strategy to all clients that involves a dashboard of reputation management, analysis of your calls to determine number of DID's needed per day, and with that, which local presence numbers are needed based on your call lists.

Again, how will you ever get the business if you never connect with them?

I'm not sure that we can ever talk enough about DID's. If these are off, we're never going to connect with clients, no matter how good our data is.

📍FOOD FOR THOUGHT
This is a graphic that I pulled from a webinar from Convoso. I want to stress that you not only need a DID management strategy if you are using a high volume call scheme, but you likely need it for all your calls. Even a Leads Manager who is calling 50 or 60 people in a day, needs a strategy. I'm advising all my clients that we no longer think of the old golden rule of being able to make 100 calls a day per number. That number should be 50-60 now. And that includes not only phone calls, but text messages.

A High-Level overview of what you need to be thinking about for your Team:

How are you quickly identifying those numbers that are getting a bad reputation?

Are there questions that you should ask when purchasing the numbers?

How quickly can you replace the affected numbers?

Are you taking Shaken/Stir into consideration?

Are you using Smart Dialing Cadences?

Is white-labeling a good idea?

How are you distributing the call volume? And are you taking into consideration local presence?

How are those omni-channels working-and what does that mean for your DID strategy?

And do you have this process documented and the right people managing it?

Do you know your cost per lead? Do you track cost per appointments? Most people know this number, yet I wonder, what does it actually mean? To get the true ROI or compare your costs to others or even compare against other lead sources, you have to be consistent in your tracking.

Example: For teams with outbound caller that are generating qualified leads that then turn into an appointment, most people are include man hours, tech, list purchasing, skiptracing, consults, set up, etc.They get an all in cost of what a qualified lead costs them, and possibly they can get a cost of how much each appointment set costs them-I say possibly, because even at this level, they start no longer tracking man hours to get from qualified lead to appointment set-while some do include this.

Yet on a, let's say a TV lead, they are only including the cost of the actual bill from the lead provider in determining the cost of that lead or cost of an appointment from that source. No man hours, no system cost, no minutes cost, JUST the lead provider cost.

Neither method is right or wrong in this discussion (however many will tell you there is, but to each their own), yet you need to be consistent in that tracking. If you want to compare apples to apples, you must track all costs associated with each apple at the same level.

This can get tricky, don't get me wrong, just as sourcing can get tricky. I'm in favor of creating campaigns with the leads so that you can drill back on the costs and makes tracking easier. For example-I have a lead that I am mailing, texting, and calling. Same Messaging, same campaign, but which method made them act? Often times we do not know, because they also could have seen a TV ad running the night they got your call and that made them take action. By knowing what leads are in what campaign to qualify them, you can tie the qualified lead cost or appointment cost back to the overall campaign, and actually quantify those costs.

And on that level, relatively speaking, I don't care the cost of the lead...because was it the lead provider that made it happen or was it the systems and processes that we have in place that makes it happen? Conversion is a game, and you've got to do some deep thinking and masterminding to determine which way you want to track your business to win that game.

There's no one way to skin the cat, so be consistent and be very granule. Consistency and granularity are the breakfast of champions. ❤️

Reading this blog post and they couldn't have been more spot on! I was speaking to the marketing department of Convoso a few weeks back and expressing the same thing...if the tech isn't right, you're wasting time and money. Down dialers, inefficient changing of DID's, crappy workflows. The Tech matters, plain and simple.

We often get-"my leads managers are the best, why should we take on more callers that aren't up to par?"

I'm not saying your LM's are working hard, however, time on task will give you greater results. We found several teams had LM's and offshore agents calling out of their dialers. What we found was, the offshore agents were having more conversations than the LM's. Why? Because the only job the offshore agents has is to call. Want results, you have to put in distraction free hours. And to make most dialers work properly, you have to be consistent, breaks the same, start times the same, same dialing method, etc. When you have too many changes your connections change.

So, this is not about your LM's not working hard, it's about how offshore agents can work harder on the ONE THING that will drive your business forward. Nothing else.

Is possibly the worst thing about lead generation is that someone actual has to call people, and you likely don't want to be the person calling? I've been fortunate enough to have an army of callers-all ready to learn scripts and spend the day calling-either generating leads or following up on leads.

Many times our belief when hiring offshore agents is that it'll be a pain to manage, how do we know they are working, is it really even the person that they say they are? Luckily we do all the vetting-verifying dual internet sources, ID verification, time tracking, and enforcing standards. Oh, and did I mention training? Yeah, there are a lot, and I mean a lot of nuances when training a group that english isn't their first language, especially when they will be calling, and expected to pick up on context clues and not sound scripted.
