🔹WHAT DO THE NUMBERS MEAN?🔹
Although we cannot predict the future, we can share data/info we have access to, and what we have learned from within our network. It is evident that the market has slowed down. Annually, fall tends to be a slower time of year for the housing market all around once school starts back up.

🔹SELLERS🔹
We are still seeing multiple sets of buyers come through for showings/open houses. Several homes have gone under contract very quickly, and off market before we even have a chance to list them. Buyers have more time in their corner, but less to choose from; sense of urgency remains if the right one pops up. With a good marketing strategy + listing plan, there are still plenty of buyers and time to get your home sold before the new year, or ready to list right after.

🔹BUYERS🔹
Now is a wonderful time to buy. Generally, there are less homes in the inventory, but on the flip side, there tends to be less competition as well, meaning less multiple offer situations. For those of you need to sell first in order to purchase, this is also a better time of year. Sellers are more apt to work with a contingency with the smaller buyer pool, and the holidays sometimes play a part in longer closing times as well.

Hesitant because of interest rates? Interest rates are higher now than they have been over the last several years, but the interest you will pay on a house over the next few years will likely not exceed the change in value over the home price. Many lenders are also currently offering several financing options to assist with the higher rates (ie:ARMS or 2/1 Buydown)

🔹OUR TAKEWAY🔹
More times than not, it makes more sense to buy the property and refinance down the road, rather than to wait for the interest rate to [possibly] decrease. Home prices will likely not go down here in Midland. MIDLAND IS A STRONG HOUSING MARKET.
