What: In recognition of recent gasoline price increases, the IRS recently (on June 9th) updated its mileage rate deduction for the final 6 months of 2022 (beginning July 1st).
Impact: You don't typically file your taxes until Feb/Mar/Apr, but if you're a business owner, you need to make a decision right now regarding if you'll track your mileage for the rest of this year. You can't wait until tax time because if you do, you'll be excluded from using your mileage as a tax write-off, which could leave thousands of dollars - which belong to you, in the hands of the IRS.

Declines in stocks and other assets are sometimes described in hyperbolic terms that offer little real substance about the significance of the move.
Along with increased uncertainty & increased volatility, declines in the stock market often come with increased media alarmism because it’s an effective way to stoke fear and increase views/clicks.
It's no fun to see our stock portfolios tumble. Sometimes you may feel duped, depressed, angry, or even full of regret. These can be perfectly normal emotions to feel, & reactions to what's happening, but let's be clear that it is very rare in investing when emotions actually help you make better decisions. Remaining calm and clear-headed usually pays off big!
So let's get on the same page about the realities of the stock market. If you're an investor in the stock market for any period of time, you're going to see some jarring drops in share prices. This is a fact; a very rational and clear observation that any investor needs to understand and accept.
When stocks decline it isn't abnormal, and it is not the end of the world. Though the media may make it sound very doom and gloom, it is entirely, 100% normal. The sooner you accept and recognize these facts and patterns in the market, the better your portfolio should perform in the market. Don’t let the media scare you to sell, when the rich & wealthy are secretly buying. Stay the course.

Ever since I purchased my first brand new car, a Camaro back in 2010, I said that I wouldn’t purchase another brand new car until I had the money to buy it in cash. Over the years, as I learned more about the power of investing, I realized that purchasing a car in all cash would be a terrible use of the money since the car is a liability and typically decreases in value. And then as I learned even more about real estate investing, it dawned on me that I could still get the new car without paying for it at all. Once I set my eyes on that, everything changed. Everything became attainable. So now I get money and buy assets, and then I fund my lifestyle ONLY WITH THE MONEY THAT MY ASSETS BRING IN. My rental properties don’t just pay for themselves, each one of them also covers some bill, or aspect of my lifestyle. I’m dedicating 2022 to mentoring others on how to do the same.
You worked hard for the money, so keep it!
First and foremost, make sure you speak to your CPA or Tax Advisor prior to implementing any of the strategies below to make sure they are appropriate for your situation. Your age, your income, and your marital status are all important factors when it comes to taxes and some of the strategies above.
At FFI, we take a holistic approach to investing. I always stress that it's not about how much money you can make, it's about how much money you can keep. Tax strategies like these can go a long way on the road to improving your financial freedom investments.
💰A Traditional 401K account can reduce your taxable income dollar for dollar for each dollar you contribute, up to the contribution limit of $19,500 in 2021.
🏥HSAs are triple tax advantaged accounts. You can put the money in tax free. You can invest the money and it will grow tax free. And when you use it for health expenses, it is withdrawn tax free.
🛻The business vehicle must be over 6,000 lbs (GVWR) and used for at least 50% business.
💸If you run a business, the difference between getting paid on Dec 31st and on Jan 1st is not only a one day difference. If you get paid on Dec 31st, you’ll owe taxes on that income immediately. If you wait until Jan 1st, you have more than a year before that income is taxed. And any prepaid expenses for money that’s going to be spent anyway can be used to offset your income this year, if you itemize your deductions. Often you can even receive a discount for paying some expenses early (e.g.: annual billing vs monthly billing).
👶🏽The work your child performs must be ordinary, necessary, and reasonable. Your 2 yr old isn’t performing oil changes in your car shop. Stop it! 🛑
🎗If donating to charity, please keep great records/proof, as the IRS pays close attention to these deductions if more than a few hundred dollars.
📉BONUS: Tax-Loss Harvesting. If you have stock positions that are down big, you can sell them and reduce your taxable income for the year, and if you wait 31 days, you can purchase the stock back if you still want it. Essentially only taking a loss on paper.

Why do we call it The Problem Child?
This story has everything real estate nightmares are made of: government interference, tenants refusing to pay rent, multiple evictions, tenants trashing property, basement flooding, lawsuits; and the icing on the cake was when the cleaners broke a brand-new window on the same day of our appraisal, while our new tenant was moving in. So much went wrong, we weren't even able to get professional photos or video of the property.

☑️ Navigating a successful, full-gut rehab, through a Global 🦠Pandemic. 👈🏾 You know we’re adding that to our Resume! To say that it was challenging would be the understatement of the year. But it’s amazing what a little perspective can do for you. When hundreds, thousands, and millions of people are being hospitalized and losing their lives, it really makes that order of materials that’s 3 weeks late, seem like ‘not such a big deal’. Compound that with all of the racial injustices and Black Lives Matter protests that occurred this year + the election nonsense, and we were SPENT in every literal sense of the word.
