This past week, I happened to talk with some friends about how to handle the property of older family members who can't take care of their own affairs anymore. Fortunately, these older relatives had already set up their Lasting Power of Attorney (LPA). However, a few of them hadn't written their wills yet.

Today, Ah Lau and I finally got our own LPA paperwork done. As we get older, it's important to take care of these legal matters. This way, our family won't have to deal with extra problems if something unexpected happens to us.

The flash estimate from the Urban Redevelopment Authority (URA) showed that overall private home prices rose for the sixth consecutive quarter in Q3 2021, rising by 0.9% QOQ โ€“ a slight
pickup from the 0.8% growth in Q2 2021. The conservative growth of 0.9% QOQ for overall private home prices in the third quarter of 2021 will bring greater assurance to buyers and investors, that the market is not overheated and dispels concerns of the government introducing any cooling measures in the near term.

On a year-on-year basis, the overall home prices grew by 7.3% in Q3 2021. With a PPI reading of 165 points in Q3 2021, the overall private home prices have reached a new peak. In the first nine months of 2021, private home prices have risen by 5.1%.

The price increase last quarter was led by the landed home segment, where prices moved up by 2.5% QOQ, a bounce back from the contraction of -0.3% in the previous quarter. In the third
quarter of 2021, a number of record-beating sales of Good Class Bungalows (GCBs) as well as increasing demand for landed homes helped to pushed up overall landed home values.

Development charge rates jump 10.9% for non-landed residential use 01/09/2021

DC for residential properties has increased, with landed properties DC increasing at 6.3% on average.

Landed residential rates are going up in 116 sectors by 4 to 18 per cent, and left unchanged in the other two sectors.

The 18 per cent increase applies to Sector 67, which includes Cluny Road, Napier Road, Tanglin Road, and Stevens Road.

Ms Tay said the higher landed residential DC rates could have stemmed from the 6.3 per cent spike in landed home prices in H1 2021, driven by strong purchasing activity.
