One of my favorite places to meet buyers for this is at a local coffee shop. We can get to know each other, discuss your home goals, and I'll share insight on the process. 🔍Up next, we'll determine your financing and get you pre-approved for a home loan (if you're not buying in cash). ⚖️ We'll also get in alignment using my "3 Bucket Approach" 🪣where we'll discuss the areas you're interested in, the criteria of what you're looking for in a home and market conditions so you can make a more informed decision and have a successful home search. 🏠Now, we'll move on to looking at homes that match your criteria! If you're buying from out of town, I'd also be happy to provide virtual tours and video walkthroughs! 📝Once you've found a home you're interested in, we'll move into making an offer! We'll discuss the right strategy for your offer, the home's pricing, and local market conditions. 💸After the offer, we'll move into the phase with your home inspection, appraisal, and any final negotiations. These are good questions to be asking! ➡️ So, let's unpack them in today's market - You might have seen news stories or posts online about the recent NAR Settlement and its implications for the real estate market. Since this settlement, there have been some changes. So, let's take a look at these specific questions - 🤔 Question: "Do I really need a buyer's agent?" 🎤 My take: Working with a buyer's agent can be very beneficial for you! You'll have somebody to guide you throughout the process, answer any questions, address any issues that come up, and help you make informed decisions about buying. And most importantly, you'll have someone on your side that represents your best interests as the buyer while the listing agent (aka "Seller's Agent") represents the best interests of the seller! 🤔 Question: "Do I need to sign something to tour properties?" ✅ Answer: Yes, a written agreement will be required by MLS participants (your buyer's agent) before touring homes once the new NAR rules go into effect in August. 🎤 My take: A buyer's agreement can clarify what services will be provided to you and how compensation works. This gives you a clearer idea of what to expect and can help create a foundation of trust from the beginning. This is why I've incorporated a buyer's agreement in my business for years now. What used to be an optional form will be required, which I think is a good thing for our real estate industry as a whole!
