Last week's NYC new development market report according to

Two weeks have passed since bank failures dominated the headlines and buyers seem to have had time to digest the bad news because NYC's new dev market continues to post big numbers.

Last week, 74 contracts were signed, 39% higher than the pre-pandemic average of 53. This marks the 9th consecutive week new dev has outperformed its historical benchmark, and the winning streak has now expanded to the luxury sector.

The top contact signed was a 3 Bed at 111 West 57th asking $11M priced at $3,110 PSF.

Did you know that roughly 70% of all buildings in NYC are co-ops? While they make up a substantial portion of the market, the majority of new developments being built over the last few decades are condominiums.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Co-ops are often cheaper to purchase, though the down payment is typically higher than a condo - it's usually a minimum of 20 - 50% down required. The board also examines purchasers financials more closely, preferring buyers with a low debt to income ratio.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
The monthly maintenance for co-ops includes taxes already. In condos, they're separately paid from your common charges. Typically co-ops have fewer amenities so your overall monthly payment tends to be less expensive than a comparable sized condo.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Co-ops are best suited for those planning to use it as a primary residence. If you don't see yourself living there for more than 3 - 5 years, I'd opt for a condo as they’re easier to rent out. The majority of co-op units are owner occupied. You’d need to review the building's house rules to confirm their sublet policy. Frequently an owner must reside in the unit for 3 years before subleasing, and then can rent it out for a maximum of 2 years.

$5M+ inventory continued to increase year-over-year while average days on market rose to over ten months. Below are some key highlights:
⠀⠀⠀⠀⠀⠀⠀⠀⠀
· Manhattan had 49 signed contracts over $5M last month, 40% below the activity seen in January 2022. Still January 2023's contract activity was greater than January 2019 and 2020.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
· Overall $5M+ inventory has increased by double-digits annually for three consecutive months. New development saw its largest annual gain in high-end listings, while resale condo listings were essentially level. Despite the gain, January 2023 had fewer listings compared to January 2021 and 2020.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
· Marketing time was up 41% annually. New development listings took the longest to find buyers. Only 16% of all high-end sales were signed in under three months, compared to 23% in January 2022.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
· Average price per square foot was up 8% versus last year, the third consecutive month with an annual increase. High-end new development contracts over $4,000 ppsf including drove the annual increase.

Here are my Top 5 Predictions for the NYC New Development Market in 2023:​​​​​​​​
​​​​​​​​
1. With less inventory coming onto the market, transaction volume will settle back into a normal range. ​​​​​​​​
​​​​​​​​
2. With borrowing rates up for developers, they will focus on selling more units instead of financing inventory to sell later. ​​​​​​​​
​​​​​​​​
3. Sponsors will continue to hold back select inventory to test the market and prices for release at a later date. ​​​​​​​​
​​​​​​​​
4. The amenity race will continue. Buildings already built will reassess their programming.​​​​​​​​
​​​​​​​​
5. We're going to see big incentives for office-to-residential conversions. This year will be pivotal for the debate. ​​​​​​​​
​​​​​​​​
Overall, 2023 should continue to be a good market for quality, luxury product. ​​​​​​​​

Let's talk land-leases.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
They make up only a small portion of residential buildings in NYC, and there's a high concentration in Lincoln Square and Battery Park City.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Their unique characteristic is that they don’t actually own the land they're built on. The landowner, who can either be the government or a private entity, allows a tenant to use and occupy such land and the building for a certain period of time in exchange for ground rent.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Property owners then pay a fee that's built-in to their monthly maintenance to cover the "rent" for the land. Land leases tend to have very long term lease agreements - at least a few decades and can go well over 100 years.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
In the case of , pictured here, the landowner is the Battery Park City Authority.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
The biggest perk in a land-lease building is that a buyer will get more square footage for their dollar.

Although most are structured as co-ops, most land-lease buildings operate by condominium type by-laws, allowing for more flexibility in owners to sublet the apartment immediately.

Despite challenging conditions in the market, Manhattan’s fourth quarter was one of the borough’s strongest in years.​​​​​​​​

📉 Q4 '22 closed sales fell 24% annually, the steepest YOY drop since the 2020 market pause. Keep in mind the % change is exaggerated by the strength of 2021.​​​​​​​​

↗️ The total of just over 3,000 closings still exceeded the sales figure for every 4th quarter from 2017 through 2020.​​​​​​​​

🐢🕓 Contracts signed - a timelier indicator of demand - registered one of the slowest finishes to any year since 2008.​​​​​​​​

🏙 Manhattan inventory rose annually for the first time in 6 quarters, up 4% YOY to about 6,500 listings. ​​​​​​​​

💸 Market wide median prices fell 8% YOY to about $1.1M due to increased market share of resale co-ops and slower buy-side over $2M. This figure is on par with where pricing was in Q1 '21. ​​​​​​​​

currently on display “Noguchi to Perriand – East meets West,” featuring works by American-Japanese sculptor Isamu Noguchi juxtaposed with objects by French architect Charlotte Perriand

aside from me being a fan of these two design pioneers, it’s commendable that they opted to lease the space to a commercial tenant that would honor the integrity of the architecture of this iconic building designed by Herzog & de Meuron, rather than just another Starbucks 👏

2023 design forecast: textured walls
⠀⠀⠀⠀⠀⠀⠀⠀⠀
limewash finishes & venetian plaster aren't going anywhere soon. these warm, textured walls are a refreshing change from flat paint and are a great way to add an element of design to your space without having to go overboard on color.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
they're also the perfect backdrop for merging different styles of furniture as the softness and shadows beautifully pull together old and new pieces.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
both are ancient techniques created from limestone that's been crushed, burned and mixed with water to form a lime putty, and then colored with natural pigments. limewash has a greater water concentration so its more translucent that gives a matte finish and distinct suede-like appearance.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
venetian plaster is much thicker; its application is heavyweight and dries with a more stroke-like finish. it requires many layers to create depth and nuanced shades of color. the finish can range from shiny to matte with a marbled appearance.

personally, I love the subtle tonal textures of both, and find them to be quite timeless. what are your thoughts?

this is the Spanish artist-ceramicist's first solo exhibition in the US. his pieces have been picked up by Loewe, fill numerous luxury hotel spaces in Mallorca and was recently featured in Architectural Digest as “Best of España”​​​​​​​​

works with his with his bare hands, giving the objects a look that’s both hollow and solid at the same time. he also created these paintings which I think compliment his ceramics beautifully

2023 design forecast: travertine
⠀⠀⠀⠀⠀⠀⠀⠀⠀
this ancient surface is having a moment; I’m seeing more and more of it in kitchen backsplashes and on bathroom countertops and walls.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
travertine is one of the oldest building materials and has been used in architecture for centuries. the Romans used it for temples, bathhouses, and amphitheaters (ahem, the Colosseum).
⠀⠀⠀⠀⠀⠀⠀⠀⠀
it’s a type of limestone that forms around mineral spring deposits, and comes in a myriad of earth-tone colors, natural patterns and patinas. it’s actually less expensive than marble and more durable.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
it does have fibrous, porous texture that requires you seal the surface periodically, but once properly installed it’s easy to maintain. since it’s a very hard stone, it can take a beating without showing significant damage from scratches, cracks, or chips.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
its organic texture draws attention in a subtle, subdued way that evokes calm and serenity. also, since each piece is formed in nature, those holes and grooves achieve that perfectly imperfect one-of-a-kind look.
