Using a Home Equity Line of Credit (HELOC) is a great way to get your foot in the door to Real Estate Investing. Here's a few ways.
1๏ธโฃ You can use a portion of your HELOC as a down payment on your purchase.
2๏ธโฃ You can also use a portion of your HELOC towards renovations on that purchase.
3๏ธโฃ Connect with Mortgage Brokers and let them know you have HELOC funds to lend. Sometimes Real Estate Investors cannot qualify at one of the top five Banks for various reasons and need private funds!
Before diving into any one of these strategies make sure to educate yourself and do your due diligence before writing a cheque!
Remember these are funds used against your home/investment, so take into account your monthly interest payments that always has to be paid! Lastly....make sure you have more than one exit strategy and run your numbers because they never lie!

As per the Criminal Code of Canada it is illegal to charge more than 60% interest APR on Private loans, only payday lenders are permitted to do so. Quebec is the only Province that introduced regulations capping the interest rate at 35%.
If your looking to pivot into the Private Lending space it is extremely important to do you your due diligence on the deal just the same as if you were to purchase property.
If you purchase a property to flip what are your exit strategies? If you purchase a property to do a BRRRR what are your exit strategies? etc...
In Real Estate Investing you should alwaysย have back plan to the back plan including lending your funds....When will I be paid back? What if exit #1 doesn't work? Always have another strategy to fall back on!
If you are considering pivoting into the Private Lending space or want to add this strategy to your current REI portfolio this book is really informative!

Ask questions that Investors would know the answer to. For example, when interviewing a Realtor ask them, "Do you know what a BRRRR is"? If they say....never heard of it ๐ค then on to the next. There experience is beneficial to your success ๐โ
