A Gift Letter is something that is attached along with the paper work to the mortgage you are about to get. This letter is simply proof and a declaration that the gift money is indeed as a gift and not money borrowed from elsewhere to put as a down payment.

A Gift Letter should consist of the following items...

So what exactly does Gift Down Payment mean?
📌As the name suggests, a Gift Down Payment is nothing but money used as a down payment to buy your dream home given to you usually by an immediate family member like your parents, grandparents, siblings, uncles or aunts as a gift.

📌There is no limit to how much Gift Down Payment you can put since it is a gift and the amount can be anything as long as it meets the minimum requirement of 15% or above on properties below $1 million or above respectively. But if the buyer is self-employed then it is required that the buyer put at least 5% of the down payment amount by themselves.

📌The best part is there is no tax on the monetary gifts that you receive from your immediate family.

Your Mortgage Agent will check the source of your funds towards putting down as a down payment. This is done to ensure that the funds are not borrowed from another source and that it is from the borrowers saved funds. All the funds should be in your account for more than 30 days to be eligible.

Mentioned below are a list of acceptable sources of funds for your down payment...
⭕Personal Accrued Savings
Money saved up in your bank account over a period of time from your salary or any other source of income. Any additional equity from the sale of any previous properties can also be used as long as the source is clear and justified.

⭕Registered Retirement Savings Plan (RRSP)
You can withdraw from your RRSP as long as it is not in any locked-in plan. These funds can be used as funds towards your down payment. Favorable option for first time home buyers.

⭕Employer Bonuses
Your bonuses can be used as a down payment, provided they have been sitting in your account for more than 30 days.

⭕Gift Deeds
Any funds received as a gift from parents, relatives or well wishers can also be used. In this case a gift letter/deed will be required to prove it's source.

A few ways to keep in mind about improving your credit score to get approved for a mortgage!
⭕Stop shopping for credit options from different sources!
Every time you seek to apply for any type of credit, your lender places an inquiry into your credit history which reflects in your credit report. Too many inquiries give other lenders the notion that you are shopping for credit which in turn can affect your credit report. Always try to use your credit wisely and avoid maxing out or defaulting on your payments.

⭕Always try to spend below 30% of your available credit!
Try to utilize only 30% of your available credit limit. For example, if the limit on your credit card is $1000 then try to use only $300 and try to pay back what you owe in full before using your credit again. By adopting this practice, your credit score will gradually improve giving lenders the impression that you are someone who knows how to manage your finances making you a potential customer to lend to.

⭕Try to avoid 3rd party collection agents from getting involved!
If you don't pay your credit dues within 90 days from the last generated statement, lenders sometimes contact 3rd party agents to collect what is due to them which directly makes an appearance in your credit report and can severely affect your credit report.

⭕Try to build a good credit history!

*IMPORTANT POINTERS*
⭕It is a requirement if your down payment is less than 20% and only applicable for homes valued less than $1 million.
