This is a great story. Agent Jorge had a buyer client looking in Canyon Country with a 650k budget. A listing agent reached out to Jorge through AlwaysBuyers offering her listing for around 650K even though it was listed at 700K. They opened escrow today. Jorge's clients got a steal of a property and saved tens of thousands of dollars.

Certainty. In negotiations, CERTAINTY can be more valuable than cash.
To create certainty you can:
1. Waive the inspection and appraisal contingency.
2. Get a mortgage commitment letter from your lender BEFORE submitting the offer.
3. Increase your EMD to 5%.

There is a tremendous amount of value in real estate agent Facebook groups. Agents advertise their listings, their “coming soon”s, their “buyer needs”, appraiser and home inspection recommendations, and so much more. Always Buyers recommends FB groups who have between 2,000-7,000 agents.

Reverse prospecting is a hidden tool for agents these days. It’s important that you get the word out to listing agents about your buyer clients. Boradcast where your buyers are looking, budget, and specs (SFR/Condo/3 bed/ etc.).
