It's inevitable to have days when you feel like there's no solution to your problems but remember there's always a light at the end of the tunnel.

Personally, I had a tenant arrested last year, and my property manager, who actually was my realtor (Please never hire your realtor to be your property manager to save money), told me he couldn't help me and that he did not know what to do. I was in Japan at that time. The worst part is the charges were significant, and my tenant could not get bail. There was one stolen RV and one stolen car in my backyard. So, I was so stressed and did not know what to do. Some people were telling me to get an attorney and asking me not to go into the house and things like that. I was overwhelmed.

Then, I am sure there is someone who can help me who has this kind of experience and property manager through this. I remember one property manager in Virginia who I met and who helped me last time with my rental property questions. So, I contacted her and explained the situation, and she told me not to worry. She has handled a similar situation before. She explained the process and possible outcomes. About two months later, my unit was getting ready to rehab for a new tenant.

Networking and surrounding myself with like-minded people are the best way to stay motivated and conquer my fears. In a typical situation, most people will give up on being a landlord. There is always a solution for most problems, and there is always someone out there who has done that before.

There are many inspiring people in the world, but one person in particular who inspires me is Brandon Turner from Open Door Capital / ex-host of BiggerPockets Podcast https://buff.ly/3Q6PQMJ.

He showed me that investing in real estate with little cash is always possible.

I read most of his books and listen to his podcasts on BiggerPockets.

His two books, "Rental Property Investing" and "Managing Rental Properties, showed me precisely step-by-step for my first rental property back in 2017.

He also showed me his stacking method to achieve financial freedom realistically in his latest book, " The Multifamily Millionaire ."

Like most of us, he started with house hacking and bought the fourplex for his daughter, Rosie, which inspired me the most.

I did a similar thing for my two kids. I couldn’t do 18 years mortgage like him, but I bought a single-family house for my son and a duplex for my daughter.

Who inspires you?

No matter what happened yesterday (or last year), today is a new day full of possibilities.

There's always something you wish you knew before you make a big decision or experience a massive change.

Before investing in real estate, I wish I had known these three things.

1) VA Loan can buy up to 4 units, quadrupled to do house hacking.

2) Never hire your cool realtor to manage your rental to save some money.

3) Reserve for capital expenditure is critical because it can wipe out your years' worth of cash flow in one unit turn.

Hopefully, you can learn from my mistakes.
