Iconsiam Co, the operator of Iconsiam mall, is set to invest 1 billion baht to renovate the complex, scheduled to commence in July 2024.
According to Supoj Chaiwatsirikul, the company's managing director, the renovation will focus on the M and first floors of Iconsiam, aiming to adjust the merchandise mix in the fashion and jewellery zone to better align with customer demand. The anticipated timeline for this renovation project is from July or August next year until the middle of 2025.
There are 50-60 local and international fashion, food and beverage businesses awaiting to debut at Iconsiam, he said.
"We plan to incorporate flagship stores for select luxury brands and introduce international food and beverage options in response to customer demand," Mr Supoj said.
Simultaneously, an additional 200 million baht will be allocated for the creation of a new attraction on the eighth floor, with plans set to commence in 2025.

Kamolthip Bumrungchatudom, chief of business group for condominiums, said the company is confident about demand for condos in the two locations.
AP is scheduled to launch Rhythm Charoennakhon Iconic on Nov 25. It is situated on a four-rai plot opposite Iconsiam, featuring a 29-storey building and 577 units priced from 159,000 baht per square metre, with the highest unit priced at 40 million baht.
"Iconsiam is a world-renowned shopping complex. We are confident the foreign quota for the project will be fully occupied," she said. "Our key foreign buyer markets include China, Taiwan and Myanmar."
Ms Kamolthip said buyers from Myanmar demonstrated robust demand for high-priced condos in Bangkok because of their domestic political situation and Bangkok's standing as a medical hub.
Their purchasing behaviour has changed from ready-to-move-in units to off-plan ones, she said.
The 5-billion-baht project marks the 23rd joint venture between AP and Japanese real estate firm Mitsubishi Estate Group since 2014.

Condo developers are urging environmental impact assessment (EIA) reports to be reviewed based on clear standards, aiming to reduce subjective judgements because a delayed assessment process increases development costs.
Ditawat Issara, assistant managing director of SET-listed Charn Issara Development, said when evaluating EIA reports, some EIA committees occasionally raise new issues that are situational or unique.
"The EIA report for our condo project in Hua Hin, submitted for consideration in 2021, was returned based on pandemic-related waste segregation issues. We adhered to the requirements and resubmitted it," he said.
The practice of virus-free waste separation was not implemented in projects situated in different areas or recent projects as this was only a concern of a few committee members, said Mr Ditawat.
"Unclear regulations and making personal judgements leads to project delays, financial losses and wasted time," he said.
"The new issue is shading and wind obstruction, though the Building Control Act has measures to control this."
Mr Ditawat suggested clear and standardised regulations, rather than alterations that vary with each rotating committee.
"This makes us reluctant to develop high-rise buildings because of the issues involved," he said.
"A clear EIA will help to streamline the work process and prevent subsequent issues."

The price index of new condos in Nonthaburi and Samut Prakan declined for four consecutive quarters because of an oversupply of unsold units in older projects, primarily within price segments affected by negative factors.
Vichai Viratkapan, acting director-general of the Real Estate Information Center (REIC), said the ongoing decline in the price index for the two provinces can be partly attributed to older projects that have been on the market since before 2021.
"There was a substantial inventory of unsold condo units in projects launched more than three years ago in these provinces. These projects had lower development costs than the newer ones," he said.
REIC reported the total number of unsold condo units in Nonthaburi amounted to 6,705 worth 14.8 billion baht as of the end of the second quarter of 2023. Of this number, construction of more than half (3,485 units) had been completed and 87% were priced at 3 million baht or less per unit.
In Samut Prakan, the number of unsold condo units totalled 5,991 worth 23.2 billion baht. Of this amount, construction of 825 units had been completed and 86% were priced at 3 million baht or less per unit.

Thai revenue officials have announced that all foreign income, whether earned or saved, will be taxed as personal income.
A senior Ministry of Finance official verified a revenue department document released over the weekend was accurate.
The agreement states that individuals with foreign earnings or assets brought into Thailand must include them in their personal income tax calculation.

Airports of Thailand (AoT) indicated that the passenger terminal bottleneck caused congestion, not the flight slots, which allow the airport to host 25 planes per hour.
The airport's capacity is half of 2019's, but Mr. Vijit said there is opportunity to grow. AoT is investigating a long-term project to build a second Lamphun airport in 2029.

AOT submitted its second Chiang Mai airport proposal to the prime minister on Sunday. It was predicted to cost 70 billion baht and take seven years to complete.
The new airport, to be built on 11 square kilometres of land in Ban Thi district of Lamphun, will increase Chiang Mai's passenger capacity to 20 million from 8 million.
Prime Minister Srettha said the seven-year timeline was appropriate and officials should build the new airport on time.
"The government will try to help the project," he stated.

The feasibility study may not be considered until Chiang Mai International Airport's expansion is complete.

ERA Realty Network announced in a news release on Wednesday (Sep 13) that this is the fourth en bloc attempt for the Ulu Pandan building since 2008 and the third time the condominium development has reached consensus. Collective sales of buildings over 10 years old require 80% owner consent.
ERA claims Pine Grove is the largest residential site for sale this year in terms of land size and price. The former HUDC estate has 660 homes on 82,982.8 sq m. The 1984-built estate was one of the first two privatised in 1996.
Pine Grove is second in land size among the 18 former HUDC estates built between 1974 and 1987, after Braddell View. ERA stated the land is eligible for 2,050 new residential units with a 2:1 gross plot ratio, pending government permission.
Pine Grove's owners will get S$2.39 million to $3.20 million if the development sells at the minimum price. Site reserve price of S$1.95 billion corresponds to land rate of S$1,434 per sq ft per plot ratio. This includes the 10% extra gross floor space under incentive programmes and an expected land improvement charge of over S$1 billion for intensification and lease upgrade for a new 99-year lease.

Due to last year's better-than-expected tender result for a government land sales (GLS) site in Pine Grove, ERA said owners are hopeful this time around. United Venture Development, a UOL Group-Singapore Land Group joint venture, won the 22,534.7 sq m tender in June 2022 for S$671.5 million.
