PROJECT RONALD 🏠
The new floor is in place for the top floor we are converting to house another two bedrooms and a new bathroom.
We are converting this belter of a project into a 6 Bed Social Housing HMO. This site also has the second exit of easily becoming a 4/5 Bed Family Home as well.
Looking forward to sharing the progress on this one, over the coming weeks!

KELLY BOXED OFF ✅
Another project has been completed for a client, with an extra bit of magic with some virtual staging!
I love how this has finished the project off and given our new buyer an impression as to how they can finish the property off. This was a great project with great numbers for the client.
We'll share the numbers to this once the sale completes 🕺
PROJECT MOORHEY ⚒️
We've been busy over at Moorhey, removing a big set of chimneys internally to get this project layout open.
We've also been busy with the Roof, replacing rotten timbers and then also pushing through to recover the whole roof.
Looking forward to showing you the progress on this one as we begin to convert this into a 4 Bed Social Housing HMO!

7 BEDS OF LUXURY 💎
Super pleased to share the completed pictures of our HMO project in Chorley that was completed for a great set of clients.
We've had our fair share of challenges here, and we are on the home stretch. The rooms are on the market for lettings and we've got a few snags left to complete and then we are ready for handover.
We'll share some pretty awesome before and afters in the coming weeks to show you what we got up to here! 🔥

HOLD YOUR HANDS AND ADMIT YOU FAILED!
I started my Property life as a Sourcer. Failed miserably and I couldn't do what it took to get deals sold.
Then shifted over to R2R, and failed again. This just didn't align with the life I wanted to create in Property. My research clearly showed it after I tried it for 12 months that I was becoming a Lettings Agent.
Don't ever be afraid to try new things, just remember to try it long enough to truly decide if it working.

The biggest room I've ever created, where we had the problem of having too much space and the room feeling empty. This is the room I'd move into out of the whole development. 🔥

This was taken off the market within an hour of going live. Just over 15sqm of space with a private bathroom. This one rented for £795pcm. 🔥

"HAVE YOU EVER BEEN MENTORED?"
I get asked this question a lot, and the answer is yes, but very badly. Didn't enjoy the experience, lost a lot of money,
Learnt a lot, and then dialled back in and made it work no matter what.
I get the shivers when I think back to that old Saif, and then get proud knowing the journey I've had and where I'm headed. It's also been pretty special to mentor a few individuals along the way who are absolutely tearing it up right now. You know who you are...
I've recently got myself a new mentor who's brought a lot of clarity into my game plan. And now I'm seeing the benefits of it. 2024 is going to be the best yet.
STRIP OUT AT MOORHEY! 😇
Another great strip out from the team, as we prepare for another project to deliver into a great 4 Bed HMO that we'll be handing over to a Social Housing provider.
Guaranteed rents, every month for five years. Something different to what I've done before but you know the project is getting the same standard sauce.

ITS ALL HAPPENING IN CHORLEY.. 😀
Let's show you round the progress we are making upstairs for our 7 Bed HMO in Chorley. This is a project we are managing for a client that has brought us on for a turn key solution. Decorators are in full swing now that 2nd Fix has been completed. So I spent the morning with the team marking out where we are going to slapping some colour all over the walls!
It's great to be able to visualise now how big the rooms have come out. What do you think of the progress?

Quick update on a 7 Bed HMO we are developing in Chorley!
SECOND FIX MAGIC IN CHORLEY 😎
This project has been through its fair share of challenges, and delays. However we've made some awesome progress on the GF layout while upstairs is further ahead. This is a project that we are managing for a client, who's stuck by us and we're excited to show you all the shared vision we've been able to bring to life with them.
Looking forward to showing this in future weeks.. (its going to be a stunner 🤓)

WHEN ONE ENDS, ANOTHER BEGINS.. 🏗️
No rest for the wicked. We've begun our third project this month.
This will eventually become a 5 Bed House from a 2 Bed, and will eventually be leased to a local Housing Association who will be paying a fixed guaranteed rent. Looking forward to testing the social housing model for the first time in my journey!
