Hi, Richard here. Have you applied for a job out-of-town and now need to move? Bills are mounting up, aren't they? That increase in pay you're expecting is slowing leaking from your pocket, ain't it?

You had it all planned out, sell your house, buy a new house and you're living the good life. But, time for a reality check. What if you can't quickly or easily sell your house? Compound that with your realtor who only knows one phrase - 'drop your price if you want to sell it'. You've just learned it may cost 20% of your house sale to sell your house. You way underestimated your selling commsissions. Not to mention paying movers, utilities deposits, perhaps buying a new car, paying new tuitions, eating out at new, expensive places - the list is long and growing.

Plus, it's going to cost you a 20% down payment on your new digs. No problem, just dig deep into your 401K, or ask your parents, or turn over the sofa for to find the spare change. It's all good - right?
