This is a question that I often get from people.

My usual answer to that is “it depends”.
⠀
There are pros and cons to both renting and owning. Different people have different needs. The most important thing to do is identify what the best fit for you is.

The last few years my family and I have been blessed to be able to visit a lot of places that I’d never thought we’d go to when we were little kids in growing up in Venezuela

Believe it or not, my favorite part about these trips aren’t the beaches we swim in or the good food we eat
⠀
My favorite part are times like these where I can pick my parent’s brains to discuss what our plans are moving forward and the legacy we want to leave behind to the generations that come after us
⠀
One thing that stands out to me is my parent’s generosity. Whether it’s sending resources to others back in Venezuela or helping them get off the ground in the U.S they’ve always been eager to help

I’m very grateful to be able to learn from them and for all the blessings that God has placed in my life
⠀

Many novice investors look at appreciation first when looking for investment properties 📈

Appreciation is always a good thing but it’s not necessarily something I’m looking at right away

My first focus is cash flow. How much profit am I making monthly after all expenses are paid? 💵

Then I would make sure I can take advantage of depreciation for the property
⠀

FLIP TIP: HOW TO PAY YOUR SUBCONTRACTOR 💰

Always remember, when someone needs money, they will work a little bit harder. This is why you want to pay your subcontractor in stages
⠀
1. They will do a better quality job in less time ⏱
⠀
2. If you run into a bad subcontractor, you can switch them out after that stage ♻️

NEW CONSTRUCTION: Roof Sheathing

The roof sheathing goes up after the framing and before the shingles
⠀
The sheathing is simply boards of wood that the roofer will attach the shingles to. This process requires a separate inspection
⠀
We are building dozens of single family homes and duplexes all over Central Florida and are giving investors 10% returns to invest in these deals!

Here are the bones of a single family home. This is known as the framing of the house 🦴

The framing is done after the blocks are up and before the roof is done. It requires an inspection before moving on to the roof process 🧐

We are building various Single Family and Multifamily properties in Central Florida and are looking for passive investors looking to get 8-10% returns on their investment 💰
