Super excited. Wrapped up another closing for 3 properties. Didn't think they'll close today as our contract with our buyer expired today. Oh no. π€£
But, you gotta keep the faith and persevere. Stay on top of your title company (being a nuisance is okay π ) as no one is more concerned about your deal than you.
As long as you keep your sellers and buyers in the loop and remain in constant communication, you'll be good. Build relationship equity.
Either way, it always works out in the end. Keep the faith.
This deal will be another triple close were we end up cashing out and assigning (selling) the mortgage notes for all 3 properties to a note investor that will provide cashflow for them and put their money to work.
Always look to have 3 incomes at work at any given time: Active, Portfolio and Passive Incomes streams. This is how you stay ahead of the game and remain agile in any economy.

First time seeing this rental property that is in the same city I live in. My partner and I have owned it for three years.
Picked it up subject to the existing mortgage from a pre-foreclosure. Tenant had been there 10 years (and still lives there).
First time actually seeing it in person. Cashflows like crazy, has strong equity, provides depreciation come tax time and appreciation is an added bonus.
Goes to show the power of leverage, partnerships, coaching and mentorship. I'm a firm believer of all four success principles.
Why figure it on your own when you can leverage the knowledge, experience and expertise of those already producing? It on makes sense.
