I don't tell my home buyer clients to "date the rate" or "just refinance later" when they're quoted an undesirable mortgage interest rate.

Sure, I tell them it's possible but it obviously can go one of three ways: the rates stay the same, go down or go up.

The short of it: be sure you can afford the rate/payment at which you buy a home. While I love roulette, I wouldn't recommend playing it with your mortgage (and ALWAYS play green, not just red/black)!
