Both are mortgages on a property that belongs to you. These funds can come as a lump sum, installments, line of credit, or a combination of these options. Can the seller accept another offer while negotiating a contract with a first buyer? Absolutely. I have seen cases where the seller has accepted another offer after the buyer has signed the contract and sent the deposit. A seller can do that before they sign.

Our next scam is ruthless because it leverages a scary and often painful time in someone’s life: mortgage foreclosure. A home's foreclosure status is public information, meaning bad actors can access lists of homes in financial distress.

Scammers often take advantage of this by going door-to-door and offering non-existent foreclosure relief services to their targets. Services are priced at a relatively low rate of $400 to $500. Homeowners are promised representation with their bank and more time in their homes to solve their financial problems. Instead, they get scammed, are left shocked and angry, and, unfortunately, still face foreclosure.

These scams are especially effective on those who don’t understand their options in foreclosure. Scammers often target the elderly or those whose first language isn’t English, making these scams feel all the more menacing and repugnant.
