Hitting 5% inflation is big news. To see the rate of inflation falling is what the outcome we've been looking for since the rate of interest has increased over the last year or so...

A target inflation rate of approximately 2% is considered desirable by central banks and policymakers because it promotes price stability, avoids deflation, allows for positive real interest rates, provides flexibility in monetary policy, and aligns with international standards. However, it's worth noting that the optimal inflation target may vary depending on specific economic conditions and policy goals, and different central banks may have slightly different inflation targets based on their mandates and economic contexts.

High demand: Brighton is a highly desirable location to live in, with its stunning seafront, vibrant arts scene, and excellent schools. This high demand for housing in Brighton means that properties tend to sell quickly and often at or above their asking price.

Strong rental market: Brighton is also a popular location for renters, thanks to its bustling city centre and proximity to universities. This means that buy-to-let investors can benefit from a strong rental market with good potential returns on investment.

Increasing property values: According to Zoopla, property prices in Brighton have risen by 2.69% over the past year and are forecast to continue to increase in the coming years, making it a potentially lucrative investment for property owners.

Regeneration projects: Brighton has several regeneration projects underway, such as the redevelopment of the former municipal market in Circus Street and the redevelopment of the King Alfred Leisure Centre. These projects are expected to enhance the local economy and make the city even more attractive to buyers and investors.

Proximity to London: Brighton's location just an hour's train ride away from London makes it an appealing choice for people who work in the capital but want to live by the sea. This means that there is a steady stream of demand from London-based buyers looking to purchase property in Brighton.

Stable market: The Brighton property market has proven to be relatively stable over the years, with consistent growth in property values and a good level of demand. This stability can provide a sense of security for buyers and investors looking for a long-term investment opportunity.

Besides the Accent, Birmingham has a lot to offer. Most importantly, the proposed, and confirmed connection between Birmingham and London. Here are some statistics on the Birmingham property market:

1) According to Zoopla, as of September 2021, the average property price in Birmingham is £221,947, with prices having increased by 8.6% over the past year.

2) The rental market in Birmingham is also strong, with high demand for properties in central locations. According to the latest HomeLet Rental Index (August 2021), the average rent in Birmingham is £1,043 per month.

3) Birmingham is a popular location for property investment, with a number of new developments and regeneration projects taking place in the city. In recent years, the city has seen a surge in the number of purpose-built student accommodation (PBSA) developments, which have become an attractive investment option for landlords and investors.

4) Despite the COVID-19 pandemic, the property market in Birmingham has remained relatively stable, with demand remaining high and property prices continuing to rise.

5) Birmingham is also set to benefit from the UK government's plans to invest in infrastructure, such as the HS2 high-speed rail link, which will improve connectivity between Birmingham and other major UK cities.

As we all digest the information from this year's budget, we wanted to highlight some of the key points and what they could mean to you. Let’s start with pensions…
__

Annual allowance increase – the government has announced they plan to increase the annual allowance from £40k to £60k. Anyone looking to take advantage of income tax relief or corporation tax relief could look to take advantage of this. Also, if you are looking to build your inheritance tax-free estate, pensions are one of the tools you can use. This is also good news for anyone who has a tapered annual allowance due to their income.

Lifetime allowance (LTA) abolished – the £1.07m is set to be abolished. Whilst there has been a lot of commentary around this only impacting the top 1%, the percentage of people impacted by the LTA will inevitably grow as a result of auto-enrolment, increase in earnings, and the average retirement age. Therefore, an increase to the LTA was expected at some point, and to have it completely abolished will be great news for some but clearly quite controversial.

However, whilst the LTA has increased, the level of tax-free cash you can receive appears to have been capped at 25% of the previous LTA, giving anyone that has gone over the previous LTA a tax-free pot of £268,275.

Money purchase annual allowance (MPAA) increase – this is only relevant to those who have taken income from pensions and plan to invest more in their pensions in the future. Previously the
MPAA limit was £4k; it is now £10k.

What happened in Manchester Vs. What's Going to Happen? Do you think the Property Market still has legs?

1) Demand for property in Manchester is expected to remain high due to the city's growing economy and population. Manchester has been undergoing significant regeneration in recent years, which has helped to attract businesses and young professionals to the city.

2) The COVID-19 pandemic has led to changes in the way people work, with more people working from home. This could potentially lead to increased demand for larger properties with home office space, or for properties outside of the city centre that offer more space and greenery.

3) There is a shortage of affordable housing in Manchester, which could potentially impact the market. The government has pledged to increase funding for affordable housing, which could help to address this issue.

4) According to Zoopla, as of September 2021, the average property price in Manchester is £212,997, with prices having increased by 7.2% over the past year.

5) The rental market in Manchester is also strong, with high demand for properties in central locations. According to the latest HomeLet Rental Index (August 2021), the average rent in Manchester is £1,041 per month.

6) Manchester is a popular location for property investment, with a number of new developments and regeneration projects taking place in the city. In recent years, the city has seen a surge in the number of purpose-built student accommodation (PBSA) developments, which have become an attractive investment option for landlords and investors.
