We speak and write French. We know the pros and cons of the property market having qualified and worked as an Independent Agent Commercial in the real estate business. We know the true values of different types of local property. We know the commissions systems with local Estate/Realty Agents and what can be negotiated. These commissions are between 5% and 10% of the property net value
We know where to source private sales to cut out agency commissions. We will help you through the negotiations to handover. We know the complexities of national and local taxes e.g. income taxes, community taxes, wealth taxes, capital gains taxes and inheritance taxes and how to minimise them legally. We will find properties from the private and agency sectors which match with at least 85% of your parameters, personally inspect them, check that there are no obvious or hidden drawbacks e.g. structural faults, legal ownership, flooding history, proposed motorway, future planning for a major construction project or even a nearby abbatoir. We will take photographs of the property showing the good and the bad features, interpret the vendors’ descriptions and validate the surface areas of the house and the land. We will arrange your visits to your selected house(s) organise accommodation, transport and any other necessary service. When you want to make an offer we will help to negotiate the vendors’ optimum price, introduce you to an English speaking Notaire (Lawyer), help you open a French bank account, recommend local schools, doctors, dentists, tradesmen and, in fact, hold your hand throughout the legal procedures to handing over with the utilities connected ready to take possession. Costs
We will only charge a fee of 2% of the negotiated value of your property on completion of all formalities. All other costs for our research, site visits, valuations, verification of property descriptions are not charged to you.
